1 starIf I could leave zero stars I would. Clearwater Square Apartments in *********, **. ********. Been here for 9 years and they cant even keep a good management team. They promise you something and it never happens. I had mold in my shower that has never been taken care of. The laundry room is disgusting. The machines are full of mold and mildew. When a machine breaks they just half a** fix it. As long as I have been here they have NEVER REPLACED A MACHINE. If it wasnt so expensive to move out I would have been gone a long time ago. I have been trying to move units for at least 3 years now and get the same stupid answers. Oh theres no available unit but when I look online there is?? And I can apply to it but the office people cant be up front and honest about it? Was told there was one coming up next month, then told oh sorry theres not. But it shows there is online? This place is a mess. Will always be a mess. Avenue 5 is a joke. They dont care about anything besides money. Will be reporting them to the health department as well for how disgusting it is here and how little they seem to care. DO NOT RENT FROM ********. 1 starI am reading these review and WOW. This is their MO. I did not choose this company, the complex was sold to Avenue 5. I called billing and their representative screamed and me and hung up on me. The manager in the leasing office avoided my calls altogether. Because she did not give me my final move out statement I now have to pay a $100 late fee. She kept saying to just pay the full amount instead of a prorated rent. I imagine they would have taken a significant amount of that money as well. They accused me of not paying my utilities. Not only did I pay my utilities, but I also paid for them to run their generators to dry out the active mold. The health issues me and my children had to endure and the loss of furniture, you would think they would stop at that. NO....they must really need my money. The manager sent me an eviction notice after I have my notice and said it was "protocol." The lies and avoidance is beyond unprofessional. I have lived in many apartments, never have I experienced anything like this. They took my deposit and charged erroneous fees. Because they have their own billing company, they can charge you whatever they want. Do not give them your business.Review fromRi A

1 starAvenue5 Residential LLC wrongfully charged me extra currency to move out per their policy. I was a military resident at their facility. I filled out the proper paperwork, provided proof and had a reference letter sent on my behalf that gave details of my orders situation. They disregarded everything in order to bill me anyway. I live there for three years without incident, without missing a payment, without complaint or causing any issues with the organization, and they are treating me like liar, and bad business man. My orders were retrieved two weeks later than the actual date stated, but for some reason they believe me to be making this up. Im not sure why when they know the military procedures can be extremely slow. My orders were received so late that I very close to missing my ETS window. Anyway, they arent willing to work with you no matter how much money youve spent with them, a dishonest and non-trustworthy organization.Review fromTirsa G

1 starMy experience with the leasing personal at *************************** in *******, ** and the ***************** office has been horrible. Nothing about it or anyone I reached out to, has taken out the time to care enough to do their job duties and resolve my matter. I moved out 6/13/23 with a $0.00 balance. Somehow months later I get a letter by mail saying I have an outstanding balance. When I reached out to the leasing office, to ask questions. I was informed that I do not have a balance with them. I reached out to the billing representative ********************* and told him that the balance was a mistake and I dont owe them anything. I also emailed him a copy of my money order where the leasing office marked it received and signed off on it. This unprofessional, unpleasant representative didnt listen, tried to talk over me and did nothing to help. Almost a year later Im in collections and still no help from no one. All they do is give you the run around from the corporate office to the leasing office.Review fromDea B

1 starNot good!Paying $1800. After MI..maintenance for making apartment ready wasn't completed. There are 3 things that aren't getting taken care of. One is being ignored by office ******** is being ignored probably for the cost yet I still pay the gas bill. Today I come home to my access code to enter building is gone. No email, text or call that this is happening. Yet notes about smoking, messing with light covers are posted. No parking in specific area is emailed. No notification I would be locked out of the building.The carpets in stairwells are filthy, halls are dirty, garbage and p*** on grounds. Office staff do not answer phones or email.Unless planning on going in late no ability to talk to anyone in office.Guessing ******************* CEO is okay with this or he would have some people to check out how residents are treated after moving in.Review fromElonda C

1 starWe had a credit card from Capitol one back in 2019. We let the card go and accrued charges on the card. It was charged off and closed. It went into *********** one dispute center for payment we was given a settlement amount and paid the first two amounts. When it can to us paying the last amount they claimed they wanted the whole amount and the settlement amount was now voided. I explained the situation that we came to the agreement on the 21st of February and didnt understand why they took our money only to remit the agreement. 1 starAvenue5 did not return my security deposit or send me any information accounting for it within the 30 day deadline. I had to file a claim with small claims court and have them served before they would pay me, but I was able to get twice the amount of the security deposit back. I strongly recommend that anyone who can't get the deposit back try this. I am sure they count on the fact that some people just let it go and won't fight them when they are stealing money.Rented from the Latitude apartment complex in Happy Valley. As soon as Avenue5 took over management, the complex went downhill. Important repairs never got done, and management was impossible to get into contact with, ignoring phone calls, emails, and keeping the office closed during hours when it should have been open.Review fromAdam B

1 starAs a new resident I would expect everything to be professional there, and I feel that ****** is the only one willing to actually help and solve any issue. I tried to pay me rent on time via the Zinc online portal. Due to my work schedule I work during lease office building business hours and cannot not conduct business unless I call in late. I tried to make my payment on time for my rent and could not due to the online portal have technical issues. I called in late to finally talk to someone about it in office. I talk to a young ******** lady upfront who did everything in her power to help me, but her supervisor the actual property manager in the back was being very short and rude. I was told to go download an app or go to ******* to make payment and I would have to pay the late fee on my rent even though it was there system that would not let me submit my payment.When I moved into the property which is very lovely and convenient by the way...I was instructed to set up my acct with the property website and did so. I got access and everything was good to go. Not once was I told to download an app or that I would have to go to ******* if could not pay the rent via the Zinc online portal.I understand that if I am purposely late on rent there is a fee of course, but for it to be an issue with their side and it is an I.T issue at that, and still be penalized for it is totally unprofessional and unethical. I definitely wont be advising anyone to move here if business is going to be conducted so unprofessionally and without moral. I will be letting the company that owns the property about this situation as well. The least the Property manager could've done was prorate my upcoming month rent ***** with the late fee deducted from the rent, but that was not offered as an option.I hope this issue is fixed so others don't have to deal with this issue and no one has to deal with the property manager who definitely should not be one with that attitude she so quickly gave.Review fromGarrett L

1 starThis is a s*** company! My car got broken into while living at ******* at Crown Pointe in Corona (owned by Avenue 5) and they did nothing to prevent it from happening! While they are not liable for my damages, they are liable for the security gates that werent operable for 2 months! They said, oh we are waiting on parts. Didnt increase security or have any security in place to help with safety. My total that I owed after move-out was $28. I talked with the leasing office about waiving this due to my discussions regarding the car break in and they were understanding and agreed to waive it. Two years later I get an email this morning saying I still owe the $28! I give a call to the customer service line and get a call back a half an hour later from a gentleman stating: You are going to pay that $28, you chose to move into a bad neighborhood, its your fault your car got broken into. We are not liable for anything. Astonished at what he said, I politely told him to go excuse himself for the way he was handling the phone call. DO NOT RENT FROM THIS COMPANY.Review fromRulon M

1 starI was a resident of this property for 9 months. I put down a security deposit and after my lease ended I have yet to receive a check. I received correspondence from the property notifying me that I would be receiving a refund, and I have also been to the property several times being told that I should be receiving a check in the mail. It is now almost 3 months since my lease has expired.
