    We've used UHW for several years, and we're happy with the service we have received. The company responds to requests quickly, as do the companies with which they contract to perform repairs/services. In the instances that appliances have been beyond repair, we were provided acceptable financial compensation to purchase new. We'll continue to use UHW, and we highly recommend it to others.

    I have been using Universal Home Protection for several years. At one point I switched to a different company and was very disappointed, so I switched back to UHP when my one-year contract was up for renewal. UHP is very punctual with their responses, and they have selected the best contractors in the area. I will never shy away from UHP again. Their service and professionalism are some of the best I have encountered!

    I have had to file a number of claims with UHP during the 5 years I have had my home warranty and every time they have responded quickly, and have answered any questions I have asked. The technicians that have been sent to perform the work have all been very friendly, professional and have resolved the issues quickly. I would highly recommend this Home Warranty and I plan to continue using them for my home warranty needs.

    I purchased the Ultimate Home Warranty because it was supposed to cover pre0existing conditions. I was selling my father's house and I had not occupied the house. My dad was elderly and had had a stroke. The microwave had not been functioning properly for years. UHP replaced it with a microwave with a $500 allowance. When it was discovered that the water heater was not optimally functioning, they refused to cover the cost, saying it had not been functioning properly for years. They covered the microwave, but not the water heater. They pick and choose what they will cover. Poor and unfair business practices. I do not recommend trusting this business. Several complaints to them were not accepted.

    ****,I have reviewed the requests for service you are referring to and have more information regarding your complaints. First of all, the Ultimate home warranty with Universal Home Protection provides up to $1,000.00 of coverage for "unknown" pre-existing conditions, not "known" pre-existing conditions. The notes in the record regarding the microwave state that UHP was informed by the agent that the microwave just stopped working during an open house, while UHP had coverage on the property. Had UHP known the microwave had not been functioning properly for years as you state, UHP would not have provided coverage for the microwave. This is the same reason why UHP denied coverage for the water heater. UHP's service contractor informed our office based on what they saw/diagnosed, the heater had been leaking for years, well prior to the effective date of our home warranty coverage. Home warranty plans are similar to insurance plans in that we do not cover things that are already broken/malfunctioning prior to the effective date of our coverage. No different than a scenario where someone totals their car and then buys car insurance and expects them to cover the already totaled car. The "unknown" pre-existing clause pertains to items that the homeowner believes are functioning fine, but when diagnosed by a service contractor, it's determined that there is a malfunction present that occurred prior to the effective date of the home warranty contract. A crack in the heat exchanger of a furnace is a prime example of this. A furnace will run and heat fine with a cracked heat exchanger, so oftentimes the homeowner is unaware there is a cracked heat exchanger in their furnace, because as far as they know, the furnace runs and heats fine. It takes a HVAC professional contractor to determine a cracked heat exchanger. As it stands, UHP provided $500.00 toward the replacement of a microwave, that per your statement, had been malfunctioning for years, and therefore should not have been covered by UHP.
