    We recently purchased a home from Calbridge, we started the process last April and just have received possession March ****. It is a home that we co-signed for one of our kids as homes are very expensive in *******. He had saved for * years to get the down payment together. Almost at the same time the builder started a number of quick possession homes and listed them both in the **** range. As time went on they completed those homes and ended up selling them both under the price of our home even though they were bigger. We proactively went to them a month in advance to ask what happens if the appraisal does not support our price since they sold these properties at such a low price. They said it never happens and it is fine. One week before possession we were contacted by our bank and the appraisal came back lower than our price and one of the quick possessions was used as a comparable and drove our appraisal down. Their response was that one week before possession we needed to find *** or loose our deposit of ***. We appealed to them and they had us request an appeal on the appraisal and they asked for the appraisers name to get it changed. They said this was helping us. Now we have higher bank fees and the appraisal stood. We had this happen to us before when we built with a different builder and they without any question re appraised the house and reduced our price by the difference. This was not something they had to do but it was the right thing to do. Our house will be handed to us unfinished with many mistakes to be fixed and we have been lied to over and over. They also refused to give us their superiors name or email so that we could appeal to them. They also called our mortgage person to tell her to call us and tell us that they are not interested in and discount and if the money is not paid to them on Friday we would be in breach of our contract and they would keep our deposit. No idea why they would tell her and not us. They know they are being ******

    We had requested a response to our email, we still have not received a response to our request to renegotiate the final selling price that was effected by the builder discounting other homes on our street. They had informed us by threatening us through our mortgage provider. They put her in the position to have to tell us that if the funds are not provided by the contract date we will loose our deposit and the house. No help offered as we had one week to find ***. We also asked for someone higher up for us to contact but they did not answer. I guess they got their money and now they dont care. They also turned a home over that has MANY issues that it will take months to fix. They cut corners to get the house semi presentable for possession day but in ******* things there are many issues. The fact that they over charged us and then gave a poorly constructed unfinished home is very disappointing.

    The son is purchasing a pre-sale home with us about ** months ago, with parents as the co-signer on the deal. As far as we are concerned, everything went well up until about *** weeks before the actual possession date. Purchaser went through the mortgage application process with their lender of choice. ****** has requested an appraisal on the property. What we were informed is the appraised value was $*** less than what both parties has agreed and signed on the purchase and sale agreement. Purchaser requested Calbridge to consider to provide them a discount of $*** so we can close. Calbridge has requested to the following: 1. Request the lender to send the full appraisal report so we can help and assist the purchaser to argue with the appraiser to the fact that there was a identical house ( same layout, same legal suite basement) that Calbridge built and close a few weeks earlier with the purchases price very similar to what purchaser has signed off with. the other purchaser has no issue with appraised value nor any mortgage approval issue. 2. If needs to be, Calbridge is willing to provide our preferred broker of choice to work with them to get a different lender or appraisal to support the value. The appraiser who drafted the report used the quick possession home that is not representing or direct comparable to the house purchaser has built and we have better comparison that we can provide them to use.Purchaser did not take any of Calbridges recommendations and insisted they need us to give them $*** discount. After consulting with our legal counsel, we have declined such request, and have formally told the purchasers that we can not do that given our lawyers advice that both purchaser and Calbridge have entered into a legal binding purchase and sale agreement, it is purchasers legal responsibility to close the deal on time in order to avoid any interest penalties may associated to. We were very firm on our position and have properly communicated directly to the purchaser, purchasers legal counsel, as well as purchasers mortgage broker.With regards to purchasers point that the house is unfinished and has many mistakes, I am copying you with a detailed pre-possession walk through report that our third party quality control company ******* was there on the possession date (possession date is March ****, 2025, and Dwellers report is dated on the same date). Dwellers summary repot I quoted  the house was nicely presented while taking care of pride, taken in preparation of the home for the homeowner. Nice to see  In addition, homeowner has signed off on the report and knowledged the agreement of such inspection report.Detail of the report is attached for your review and reference.
