    Builder is not responsive to emails He says we send too many. He has attempted to fix a few of the items listed (some from our original walk through (Dec.**, 2022) what he has done hasnt fixed those listed. He has stopped communicating with us completely since we starting requiring invoices before making any further payments for outstanding work.

    Main bathroom door rubs on the floor & does not latch. Builders fix did not work. 

    Main bathroom toilet is too far out from the wall. Needs to move into correct position. 

    Front closet doors & doors on upper basement bar cabinet rub at the top.

    Floor drain in mechanical room missing grate. 

    Garage man door cannot be pulled closed to latch & lock when cold. It makes contact on the inside top left corner. Stucco above that corner has cracked & some is falling off. Man door is also badly damaged needs to be replaced. 

    Exterior trim on garage doors is not painted.

    Ensuite shower base is not sloped correctly. The outer edges of the base is sloped towards walls, causing water to pool around the edges of the shower base and will not drain.

    Tile grout cracking in ensuite bathroom with loose floor tiles. Freestanding tub faucet is loose at the floor because of broken screws.

    The steam shower unit is completely enclosed. Unit will require access for servicing/repairs. 

    Countertop for above our washer & dryer and backsplash around the laundry room sink missing. 

    Drywall tape inside garage is falling off the walls. 

    Exterior pot light not functioning.

    White paint splatter on black metal exterior door trim & jams badly damaged.

    Living room window deep scratch on outside.

    Air vent covers in all tiled areas do not fit.

    Luxury vinyl flooring in basement has adhesive all over it. 

    All rain water in the backyard drained to our basement bedroom window, overflowing the well & not draining. Attempts where made by builder to correct window well but not grading that caused the issue. We were forced to do grading ourselves at our own expense."
