    On May **, 2023 we signed a contract with Sterling pro construction and development . The scope of work was demo a non load bearing wall, raise sunken floor, vault kitchen ceiling , all electrical on main floor, moving plumbing, installing gas line, painting all interior walls, doors ,baseboards, trim. this contract included pulling of all permits as well as garbage removal. This contract price was $****** ($****** up front, $****** after drywall and **** ins, $****** once completed). As the contractor needed extra funds we agreed to give $**** of the final owing early. As of today we have paid $****** of the $******.Main issues 1. Poor quality of painting which was inspected by third party. Sterling attempted to fix but doors overpainted and warped as well as patchy and unfinished paint work still present.2. Instal of gas line in wrong spot and could not move in time so had too hire separate contractor 3. Did not pull any permits and failed builders inspection for not doing work to code 4. Open electrical junction boxs in walls and ceilings Company claimed to be insured and bondable but will not provide with insurance information after several requests. To have everything pass inspection we now need to pull out finished cabinets flooring, walls, lights do to no permits or inspections before closing in.

    On May ** Sterling Pro Construction Sign a Contract with ****** to renovate her home, scope of work and permit is in the Estimate provided and sign by ****** #***.               We were ask to do additional scope of work fireplace framing, install Gas line for stove, paint additional room, mud and tape around closet that installers damage, spray railings. Finally we have to refuse doing more extra work. We coat to have knock down ****** then change her mind and ask for Flat ceiling which we did it's $**** More After doing the flat Ceiling.  After the Sub trades had installed casing sprayed and did two coat of paint the client complained about the casing and the paint job i personally went in and remove all casing buy new casing and install all new casing have a different painter comes in and spray the casing spray the ceiling upper and lower level  mud/ sand re-paint all walls i did a walk through with client, Client was very happy with only a few touch-*** to do. The problem with the doors is not our fault the door jams were not installed by us they were not installed properly. There was two spots to be touch up in the ceiling in master bedroom while painting the walls the gray paint touch it and two spots in room across from master bedroom. The last time i was there with the plumber doing his finishing installing faucet and connecting drain was Sept ** ****** start telling us the gas line was wrong and ask that i leave, the plumber that install the gas line was right there he could have move it there was no drawing provide to us of a specific place to install the gas line. Attach will be the permits please review for a ease of reference. As mention before the ceiling and floor was not inspected as i told you in our previous email i have no problem removing everything including the flooring and have it inspected and have the ceiling replace and the flooring re-install please let us know when you would like us to schedule you in to have that complete

    I am rejecting this response because:

    Sterling pro is not being honest with there responses. Building and plumbing permits were pulled yes, but they were pulled after project was done and we were asking about them. The project was completed with no building permit, and now has failed due to issues with poorly done work that was never inspected. Flat roof was never quoted for more money,

    We have still not received any insurance policy information from Sterling Construction ( Which they claimed to have) to start a claim.

    Hello *****, we are being honest with you whatever complain you had we have address it, Please look on the estimate ****** sign and whats all included. then please review the Estimate on the scope of work that included for you ceiling its knock down you then change your mind that you need Flat thats a lot more work and a lot more material so i have to bill for that i told you that. The work did not failed, the inspector ask that we open the ceiling and floor for him to inspect and you refuse for us to do  so i've attach some photos of proof am willing to get this over here is what we are willing to do the additional cost for the flat ceiling is $**** that will be a total owing of $****** i'll deduct **** of that to you for the baseboards ************ left in the bathroom on the main floor remove the flooring and ceiling there will be $**** owing to us please let us know how you would like to proceed.
