      Be careful with AmeriSpec, they have cost me a minimum of $30,000 in repair costs for damages that could have been discovered during home inspection. An inspector from AmeriSpec did a home inspection last year in September for us. The house has a concrete tile roof. He didn't go up on the roof, he didn't even climb a ladder to see the accessible areas of roof but in his report, he stated the roof is in good and serviceable condition.This June the roof started leaking and stains showed ** in the ceiling. We contacted roof repair services, three companies looked at the roof and said this roof is beyond repair and must be replaced leaving me with a huge, unexpected repair cost.After several attempts to contact ******* and the AmeriSpec owner for professional negligence, most of the times not replying or answering, they finally said they are not liable and stopped answering emails. To be sure I had another home inspector look at the roof and in his opinion the damages are too obvious to have been missed.The difference between good and bad companies is in how they respond in the situations like this and how much they care about their clients. My experience with AmeriSpec is extremely bad.
