      My interactions with my real estate agent in April 2015 were crucial in helping me navigate the complexities of owning a condominium. Through detailed discussions, I was able to address any issues with the bank officials handling my mortgage, ensuring a smooth acquisition process. This led to the successful purchase of a remarkable unit in a modern complex, which has brought me immense satisfaction.Upon becoming a condominium owner, I promptly decided to join the board and eventually assumed the role of board president. This decision was made with confidence and has allowed me to actively participate in the management and decision-making processes within the complex. The experience has been enriching, and I am grateful for the opportunity to contribute to the condominium association.The exceptional support and collaboration provided by Braemore Management have been instrumental in enhancing my overall experience as a condominium owner and board member. Their commitment to upholding the regulations and agreements governing the property has ensured a harmonious environment for all unit owners. I am pleased with the positive impact their services have had on our condominium association and look forward to a continued and excellent professional relationship with Braemore Management in the future.

      I bought a condo through their own realtor and asked him twice for ALL the costs associated with the condo and he just kept repeating the cost of the purchase and the condo fees. I only found out after signing - and please don't judge me here, I have never owned a condo before - that the property taxes are all mine to pay! I had no idea I would have to pay the taxes since I don't own the building, and if they are to be paid by each unit owner, I would have expected them to be included in the condo fees! I had about 1 day to find nearly $3000 unexpectedly or I would face fines! When I went to *********, they said I was not the first one a realtor has done this too. Second, I was never told that every single time the neighbour opens their garage, which is 100% attached to my two story home only and I have no idea why another unit owns part of my building - I would be able to hear it and feel it through the master bedroom floor because there is absolutely no sound proofing! I lost so much sleep I ended up making mistakes at my job and having to go on disability as this pushed my existing health issues over the line. I have still not been able to return to work.Third, their own bylaws state they are responsible for the maintanence of common areas, but they do not follow through a majority of the time, and we've had to do it ourselves! I suggested just cutting down the trees in that case and they were not impressed. I moved here with the expliciit statement on the sale posting showing "NO outside maintanence" to me meaning, even my front stops would be shoveled by them in the winter and they'd clean the windows etc. Apprently they used to do all that and slowely have done less and less but still raised our condo fees in January. I have no idea what I am even paying for, and their condo fees are higher than other similar properties from my research. Finally, they have the worst office staff if you ever need to talk to them about anything. **** and ignorant.

      Dear Better Business Bureau, Braemore Management, hired by the condo board to oversee the day-to-day affairs of the condo corporation within the scope of the Management Agreement and governed by the ******************* of Alberta, further, we are committed to enforcing bylaws and ensuring a comfortable living environment at the Gables. We are aware of ******************' complaints regarding fees owed and allegations that management has failed to perform its duties and breached bylaws. Maintenance tasks, including seasonal work, undergo a voting and approval process by the condo board. This process includes obtaining quotes, presenting them, and subsequently implementing and overseeing the approved work. While ****************** has expressed dissatisfaction, the *********** does not share this sentiment and it remains undisputed that ****************** owes condo fees dating back to 2022. Part of our duties include the collection of these fees on behalf of the condo board. We are strictly governed by the Condo Property Act and the ******************* of Alberta. With the support of the ***********, we believe we have acted in good faith and in accordance with our obligations as outlined in the Management Agreement, Condo Bylaws, and the Condo Property Act. Below is our detailed response to the issues raised by ******************. 1. Notification and Payment: ****************** claims she was not informed about the full scope of costs associated with her condo purchase. However, these details were included in the property listing, and our records show that we provided all necessary financial information, including details about property taxes and condo fees, during the purchase process. Specifically: - Upon receiving an estoppel request from ********* Law on June 7th, 2022, we promptly provided the requested documents on June 10th, 2022. This estoppel clearly outlined ******************' responsibility to commence condo fee payments from July 2022, specifying the amounts and due dates. * An estoppel certificate is a legally binding document that lists the dues, assessments, and other fees the purchaser will be responsible for after closing, as well as any amounts the current owner owes. - On July 8th, 2022, our representative informed ****************** via email about the owed amount and its purpose. - Monthly reminder emails are automatically sent to all owners to check their accounts and ensure all fees are paid. ****************** received these reminders and has interacted with her account, as indicated by our records. 2. Payment Authorization and Interest Charges: - ****************** provided written authorization via email to use CAFT for payments to settle her account balance. - Interest charges applied to overdue balances are in strict accordance with the condo bylaws, which were in effect at the time of her unit purchase. Maintenance Complaints: 1. Outdoor Maintenance: - At the late Fall 2023 condo board meeting, it was decided that owners would take responsibility for the outdoor maintenance of their unit areas. This decision was communicated to all owners, including ******************. - Several condo board members have assisted ****************** by shoveling and sanding her sidewalk in the winter and mowing her lawn. - The condo documents state that each unit's property, which is not part of the common areas, is the owners responsibility. 2. Noise Complaint: - ****************** raised concerns about the noise from the garage door opener below her bedroom, owned by Unit #1. To address this issue, the owners of Unit #1, replaced the garage door opener with a quieter model at their own expense. Communication with Management: - We acknowledge that ****************** has expressed dissatisfaction with the office staff. However, our records do not indicate any unprofessional behavior or rudeness from our staff. We strive to maintain a professional and respectful communication environment at all times. Summary: Throughout ******************' ownership, Braemore Management and the condo board have made significant efforts to address her concerns and accommodate her needs, adhering to the condo bylaws and standard procedures. We have provided her with all necessary information regarding her financial responsibilities and have responded to her maintenance concerns in a timely and supportive manner.
