    I’m a commercial tenant/yoga and fitness studio that leases a bay in a condo complex at *** ******* ********** **** ****** ***** that is managed by Sun Real. I’ve brought up an issue regarding a ceiling leak/roof repair since I first noticed it in Jan. 2022. For over a year I have tried to get this issue resolved. I brought it up to the landlord, who then tried to blame me for being the cause of the leak. I’ve been threatened, ignored, not taken seriously, intimidated, but mostly I’ve been taken advantage of by this landlord and property management company. I’ve brought in professionals to collect data to support that my tenancy wasn’t to blame for the damages, I’ve had to hire legal counsel to respond to a legal letter, I’ve reached out to the property management company for aid and I’ve been met with no action. Sunreal informed that they are at the mercy of the board, a group who chooses who does the work to repair issues, when it happens, and what funds are allocated to which repairs etc. I’m afraid there is a bias at play in my case that is preventing action. I’m at a lost as to what to do next. I have exhausted all that I can do to protect the instructors and clients that are coming in to our location to take part in our services and now the reality is settling in that I may have to close my business. Our Monthly Triple net fees $950 include fees for Sunreal and yet this company has done very little to insure the safety of my clientele is being taken seriously. I believe leasing a commercial property with safety issues and not doing anything to resolve it for your tenants is wrong. If nothing can be done in my situation perhaps the only hope is that others are warned. They should know that this type of bias exists and should be warned about property management companies, condominium boards and landlords that work together to take advantage of good people trying to do good business in their communities.     I viewed an apartment that was very clean and the paint was untouched and in good condition- no wall marks-all faucets were polished etc. I was told the apartment was available immediately, and so I was given an application form.The application form given to me was muddy, crinkled and in poor repair.I asked if this was ok? “Should I re-print it?” It was in bad shape. She said it was fine.I filled the application and handed it in.I received a call back that it was incomplete because I did not hand over a damage deposit. thought this was weird- normally, you fill out an application, and if it is approved, you pay a damage deposit and first months rent once you sign a lease.But I handed in a bank draft for a damage. This was before the weekend.After my damage deposit was accepted, I was told that the apartment would now need painting and cleaning- which was surprising to me as it was immaculate. I politely said thank you, but was disappointed that the apartment was not available right away as promised. I asked for a move in date/sign a lease date and I was told Tuesday. showed up on Tuesday to sign a lease and take possession, but I was told by the woman who showed me the apartment that she does not handle this, Lady “a” handles these things.She was rude to me, and acted as if I was an inconvenience to her day- as she strolled in 3 hours after opening time with a coffee frapp.When I asked the receptionist if I could speak to lady”a “ she said no. When I asked when she was available she said she couldn’t tell me. I asked if there was any was to contact lady “-a “ I was told no. At this point, I had given a damage deposit for an apartment that I had not signed a lease to, and no set date to sign a lease or move in. I had forked money over to an apartment company that had no receipt for me, or any promise of an apartment lease. called the local authority whom handles tenant disputes.When I told them that I have a damage deposit, signed no lease, received to receipt, and had no idea when I could move in or if I was moving in, not to mention the brush off I received, they said to call the rcmp police.called the apartment office 30 min after leaving to discuss my concerns. The lady whom answered told me that they were busy. I could not talk to lady “a” so I told them my concerns, and said that I was instructed to call rcmp. I tried as best as I could to remain respectful polite and friendly.received a call back for. Lady “a” that I “wasn’t the kind of tenant they wanted” and if this was the way I was going to be, they don’t want to offer the apartment to me anymore.
