Hardus plumbing went into my suite @ unit*** **** ****** **** to do an upgrade on the radiant baseboard heating system in February ,2023. The 2 plumbers added a bleeder to the master bedroom portion of the heating system. I noticed a leak on February 24,2023 and promptly re-ported it, this being a vacant rental suite, Hardus Plumbing had an arrangement with the onsite caretaker to have her give them access to the suite. I went back on March 3,2023 and the bleeder was still leaking, and of course there was puddle of water on the now damaged laminate flooring. Once again I called to report this water leak and Hardus happened to have the 2 plumbers onsite,one(Jeff I believe) came over immediately and remedied the problem to stop the dripping, he said I would have to take it up with Terry W******** (owner of Hardus Plumbing) about the damage. I called both *** *** ****** *** ***** & **** *** *** ** *** **** ******** ******* and explained the situation, a 160 square foot room with damaged laminate- They both don't recommend trying to match obsolete flooring products . Without matching laminate pieces there is no alternative but to replace the entire room's floor-labour (including removal of baseboard and reinstallation)is about $500 ;material (laminate plus underlay)per sqaure foot is about 2-3$ which is approximately $500. Total cost comes to about $1000. I spoke with Terry a couple of times on the phone about this and he sent in his plumber,Andrew on March 8,2023 who took pictures of the damage but I never heard back from Terry about a resolution.Customer Answer

HardusPlumbing came into my suite I believe the date was February 17,2023.
Thery were hired by the strata on October 25,2022 to upgrade all the heating systems in each suite.
The heating is fine now,it no longer leaks ,it's just the damaged laminate flooring from the poor installation of the bleeder valve.
I spoke with the owner of Hardus Plumbing, ***** , 2 or 3 times over the phone and he always replied he would look into it,he even had one of his employees,******, take some pictures of the damage.
But he never tried to arrange a repair of the damaged laminate flooring.

I am on the ************** as the ********* and we voted to hire Hardus Plumbing and to use the money that was collected from the individual owners to pay Hardus Plumbing. I am also one of the owners.
Hardus Plumbing does ********** installing the bleeder valve in such a way that it leaked,he just has not taken the necessary steps to compensate for the damage.

After the resident-caretaker let us in to do work in ****** Unit, we completed our work and tested afterwards and everything was working correctly and no leaks were observed.
after ***** returned days later he said there was water on the floor.
Upon our return arrival we found a very small puddle of water on the floor which was wiped up and we found a small amount of debris in the bleeder from the units waterline which must have caused the small puddle. We removed the debris and tested it again. Again we did not observe any water leaks. ****** got involved and came with the same conclusion of a small water stain by the heat radiator. This was repaired and we also gave ***** a reduced cost on his next job. we feel we have done all we can do and do not believe his entire flooring needs replacement. We so honest work for honest pay and make sure clients are looked after without paying for unnecessary damages we did not cause.

I am rejecting this response because:Even though the leak was small from the bleeder valve, the dripping for one week built up and soaked the laminate causing the planks to swell as can be seen from the pictures that were taken.
There wasnt a big puddle of water because it had soaked through and wasnt visible right away.
No one from strata contacted me about this being ok. I dont know what job ***** did for me that was reduced in price. Maybe he could show the invoice.There was a leak from the suite above mine that Hardus Plumbing was called to repair, but that was the above suite owners responsibility because his toilet plumbing was leaking.

i Have added some notes, and also re-examined the photos which do not show any damage.

Because he wasnt here and left suite empty, we had no idea there was an issue, and when we went there hes making a mountain out of a mole hill.

I am rejecting this response because:Hardus proposed to meet me at the site on August 23,2023 and I agreed ,I made time and drove 1 hour to get there ,they didn't show up ,didn't call to explain why and now Hardus wants to setup another date? With a property manager who doesn't do floor installations? The estimated cost of $1000 came from a flooring company in **********. The reason being ,as the flooring technician explained it, was that it's virtually impossible to match laminate if you don't have the exact brand and type because of all the different types out the market.
There seems to be a pattern here whereby Hardus offers a solution and then doesn't act on it.
