    RE: renovation of ********* condo. I have several complaints against Lerazo.Lerazo did not fulfill its obligations as outlined in our contract. Our contract states that final payment ($14,288), is contingent upon completion of all punchlist items. Despite providing them with a punchlist several months ago, Lerazo has not completed the list. Despite promises to complete the list, Lerazo has avoided their obligations.Near the completion of the reno Lerazo contacted me and requested advance payment towards the final payment, citing financial difficulties. In an attempt to exhibit good faith and assist Lerazo during their financial hardships, I agreed to make advance payments. The Lerazo Rep, with his affable demeanor, led me to believe that he would honor his word.A week later, Lerazo approached me again, citing further financial difficulties. I made yet another good faith payment. To date, I have paid a total of $12,288 towards the final milestone for the completion of the punchlist.After I had paid the $12,288, Lerazo claimed that the main items on the punchlist would not be addressed due to restocking fees associated with returning incorrectly purchased items, for which Lerazo refused to assume responsibility. However, about 2 weeks later Lerazo sent me email stating that all outstanding problems would be addressed because they did not want to leave a bad impression with a customer. So I thought everything was ok. I have not heard from them since.Other problems encountered with Lerazo: long delays in project delivery, poor workmanship, poor communication, disregard for strata rules, including smoking in and around the property, and inadequate cleaning of common areas. The project was promised to last 4 months, but in reality it lasted 10 months. Poor communication resulted in several items being installed incorrectly.I seek to recover $12,288 from Lerazo, as the punchlist remains unresolved with significant outstanding items.
