    I often go to the Dwell office to pay my dues. I visited yesterday just at 9am and was met by the manager ****** who let me enter the building. She was so very accommodating and what a pleasant start of my day.***** is always very pleasant to deal with and helpful when I had need to see other personnel there. He is always here in office to give me a receipt.Always I have had a good experience at this location in *********Great work.Leta

    I think Dwell Property Management has done a good job looking after the building. They keep the property clean and satisfy the tenant so far. ****** ******** is the office manager.

    ****** ******* has been our property manager for our townhouse complex for several years. I am strata president and have learned so much from him in the years we have worked together. Florin is extremely knowledgeable and is there when we need his expertise. Thank you Florin for all your hard work, it is much appreciated. I would highly recommend Dwell Property Management.

    We have had Dwell Management Co.since about 2014 to manage our complex on the North Shore. Our manager is ******************* and the Strata has a very good working relationship with him .I personally, as an owner and council member, feel that our complex is well managed .

    Our complex has been managed by Dwell Property Management for more than 5 years and the level of service is horrible. No professionalism and knowledge whatsoever. Our PM * ***** **** is the worst to work with. Every single issue or inquiry is never addressed or responded properly. I will never recommend ************. She is not friendly and hard to work with. All she does to write complaints to people. The property is managed poorly since she onboarded. We were charged hefty nearly $600 monthly. The property is always dirty and no one takes care it. BEWARE: I would NOT recommend Dwell Property Management Strata to any one and this could be your best decision you could ever make!

    Thank you for your review and I am sorry to see that you are dissatisfied with the interactions you have had with your property manager. Please note that the "complaint" correspondence that you receive from your manager is sent at the direction of your strata council and your "hefty" monthly fee is your strata fee, which is approved by your fellow-owners at the Annual General Meeting. I'm not sure that your neighbours and your strata council, who volunteer their time, would concur that their property is dirty and that no one takes care. If you would like to dispute the contents of the bylaw violation notices that you have received, you can request a hearing with your strata council as explained in the correspondence.

    It was a huge mistake to retain Dwell to manage our property. We have had numerous issues and delays in dealing with them and recently several of ** have noticed that tradespeople are charged out at exorbitant rates. I suspect Dwell is receiving some form of commission or kickback from these tradespeople. Dwell simply doesn't have the interests of owners and strata councils in mind.

    Our Dwell property manager would lose track of my emails and blame it on the emails ending up in her spam account (unlikely). If I raised issues relating to the building, they would bring it up in a meeting and as far as Dwell was concerned they had done their job. No follow through. Nothing ever changed. I learned not to contact them to try to solve problems on the property. Once I booked the guest suite through the Dwell website. They lost track of it and I had to put my friends up in a motel. This cost me an extra $400. For two months they refused to answer my calls or emails about it. Once I eventually tried to file a complaint, they took it seriously. They finally admitted they lost track of it and had to admit it was their fault. This is what they wrote, "I apologize for this it appears to just be a mix up of someone thinking that someone else has completed a job. XXXXX has changed the booking process so this will not happen again."No reimbursement. Just one apology that took two months to get. These people do not care about you or about the property.

    This property management company is useless. The townhouse complex that I live at in South ****** looks completely run down, lawns are nothing but dirt, plants are dead or overgrown, and nothing has been done by strata or Dwell in recent years despite numerous requests by many owners.I keep getting told that my concerns will be met next Strata meeting and they never are. This company takes our money and does nothing to upkeep the property. Owners are putting their own money and resources into having their properties look decent, despite spending nearly $400 per unit for upkeep.They take zero responsibility for anything.*********

    Wasnt told there had been a change in our property management to Dwell. Repeated attempts to get in touch with Dwell to provide auto deposit information have been ignored, even while Ive been in hospital in isolation due to a stroke and development of shingles. Used to receive updates about meetings but dont get those anymore either. I dont know why they didnt send forms to fill out.
