      They took 500 as a emergency fund plus damage deposit and the fee half month rent for placing a tenant which was half if 1500 I ended the agreement they kept there penalty of 50 percent of fees for the remaining months 9 month gave me the difference of September rent which was supposed to be pated sept 20th. And kept the 500 remaining emergency fund which was supposed to be returned

      They took over for ******** strata and mismanaged the levy and the strata fees resulting in taking out 580 too much from my account as well as the entire complex experienced the same thing . It has been two weeks and still waiting to be reimbursed and not hearing back from them

      I am the owner of a unit/condo under Pacific Quorum Properties strata in ************. I authorized a special levy payment withdrawal on May 1 but was overcharged nearly $1,000 over what was supposed to be withdrawn after reviewing my bank statement on May 30. I sent an email to the Strata Manager and Finance representative at the company that day, asking for them to explain why the charge was so high or if they had possibly overcharged me. I sent a follow up email 2 weeks later on June 13 after getting no reply or contact whatsoever. At this point the Strata Manager replied, asking the Finance representative to respond to me. I did not receive any sort of communication after this from either persons. I followed up again via email on July 3 and left a voicemail for the Strata Manager to please clarify the charges or have someone respond to me. It has almost been 2 months and I have not gotten any response on why I was charged $800+ seemingly out of the blue. I need that money and the fact that it has taken months to clarify a basic billing inquiry is absolutely ridiculous.

      Our strata employs a property management company, Pacific Quorum Properties. The company has failed to meet their contractual obligations in almost every regard. Their communication is poor, they have failed to flag accounts in our strata that are in arrears and they have issued forms for property sales without reconciling accounts. As such, our strata council has had to self-take on many of the tasks that Pacific Quorum has failed to perform. Due to Pacific Quorum's negligence the strata has found its finances in utter disarray and we have had to increase strata fees to cover the shortfall. Rather than work to fix the problem, Pacific Quorum Properties has continued acting in a negligent and obtuse manner resulting in our strata's decision to hire a new company. Pacific Quorum is holding us to a 60-day notice period, however the property management representative assigned to our building is cancelling meetings that he is contractually obligated to attend. The extent to which Pacific Quorum has underperformed or outright neglected their fiduciary duties to our strata is mind boggling.

      We are sorry that the consumer  has had a poor experience with our company. We have successfully managed the strata corporation since 2015. Prior to receiving the strata's termination request, we did not receive any complaints or negative criticisms from the *************** The consumer is a new ************** member. Per our management agreement, we requested that the strata lot owners, not the **************, make the termination decision.

      I am rejecting this response because: This is a disingenuous response. Pacific Quorum knows that they were not performing their duties as they were obligated to do and they continue to perform poorly. They do not reply to client emails, they still have not reconciled accounts left in arrears, and our current representative is non-responsive and is avoiding meetings that he is obligated to attend.

Their employees continue to be non-responsive and dismissive of strata council inquiries and concerns.

      I made a concern multpile times to the property manager, Sam C***, for *********** ***** in Vancouver about no running water coming out of the water faucet outside of my place/the building. I addressed my concern and asked about the blue print/map of the property for the water shut valve to be turned on, so my water faucet from outside can have running water. The property manager told me to figure out the blue print/map for the water shut valve for my place because he does not know despite being a property manager who should know, and he told me to hire a plumber to address the water faucet from outside. As a duty of a property manager, he was not responsible to know the blue print/map of the building, leaving me to figure it out myself, leaving me to hire my own plumber, and, ultimately, leaving me with no running water from my faucet from outside. All in all, I just need the water shut valve to be located and turned on, so I can have running water from my faucet outside rather than the property manager leaving everything up to me even though I pay my monthly Strata fee.
