      MLSS Sunridge, Calgary (they) failed to indicate their restrictive payment options at the commencement of our lease -- indeed, section 5 of our lease agreement suggested that they accepted cheques. They didn't; they also didn't accept payment over the phone by credit card, unlike every other business I know of -- a universally accepted payment option. I found this out a month after spending time, energy, and money moving my property into space #****. I don't believe they had the legal right to dictate their restrictive payment terms outside of our lease agreement -- it violated section 5 of our agreement. Their only remote payment option was through their website, which was risky because it's hack-able. For instance, it's not safe using public WiFi, or trying to pay without a virtual private network (VPN) on one's laptop. Every website and database is hack-able -- it's in the news every week. Out of courtesy, I came into their office once a month to pay directly with my credit card -- their only other "acceptable" option. While both parties had the right of termination under section 6 of our lease, I believe they were being ******** -- acting in bad faith -- in terminating our lease, resulting in more unnecessary moving costs and wasting of my time and energy. Had I not challenged them on their restrictive payment options, imposed outside of our lease agreement, I believe I would still be a tenant of MLSS. In my view, this was unprofessional, ******** conduct, and I expect reimbursement for moving costs. It cost me five billable moving hours totaling slightly over one thousand dollars for this unnecessary move. I believe my position is fair and reasonable.

      Hello *******,We accept payment using methods that are the most secure for both our tenants and our company. We do not allow payments over the phone as there is no way to verify that the payment is authorized. We offer secured payment through an online portal and an autopayment option for those who dont want to pay in person. Our options for payment are clearly outlined at the time of completing the rental agreement as are our policies regarding late fees. The terms for late fees are clearly outlined in section 5 of the lease, which you initialed indicating that you agreed to these terms. Your lease was terminated in accordance with the lease document. The decision to terminate your lease was not punitive, but due to your consistent late payments. It was your choices not to make your payments on time that have led to the end of your rental with us. We will not be reimbursing any charges or covering your moving costs.

It is also a ********* that I made consistent late payments -- I had a three day window to pay my rent every month as outlined in Section 5, and I met that window every time that I was in town. No late fees mean I wasn't late. That's now two *********s. When I was out of town once, you refused my payment over the phone -- *** *** *** **** **** ***** ***** ***** *** ***** -- and escalated me into a ********** default. Your belligerence, disregard for our lease, timeline, and email trail paint a ********** picture of the ******** action you took to evict me without just cause. You ********* the facts, which is also ********. I expect full reimbursement for moving expenses by January 15.
