    Hi, I am a first time home buyer and purchased my property through Exit using S***** M*** as my realtor. This was a dual agency sale as she was working for the seller and myself, the buyer. During the sale it was mentioned that the septic tank was replaced as a 'cash' job. I noted that even though the seller had the septic installed this way, there should still be paperwork showing the field bed and septic tank placement so that if there was ever work needed, I would know where this was located. S***** kept advising me there was no paperwork but that she would have the seller provide the diagram and location. I never received these documents and was advised by several people that S***** should have strongly advised me to obtain such paperwork as this would be a big deal if this was not installed correctly or not inspected. She never advised me of any such warnings. She also provided the name of a home inspector who inspected my home and passed it with very little issues other than needing more insulation in my attics. A few months after the sale went through, I began to have plumbing issues as my water would not drain from my dishwasher. Long story short, I had to get plumbers in to reroute all my plumbing as it was all done wrong and should have never passed a home inspection. Furthermore, as we began to fix the plumbing, we had septic issues and hired a specialist. He dug up around the septic and found that it is not placed correctly or legally and there is NO field bed at all. I have called several lawyers in an effort to try and sue S***** or the home inspector or Exit Realty and they all tell me that they won't take the case because it will be years in litigation and I would spend way more than I lost. I am at a loss as to where to turn. I finally finished paying for the septic and field bed which cost me $13,800 and around $5,000 to plumbers. I am furious. How can a realtor and home inspector get away with this. I have more information. Please help me

    Hi,

    This is my purchase and sale agreement and 2 amendment sheets I was given.  Everyone I talk to say this is shady as it is not a final copy with everyone's signatures and has all kinds of little boxes with signatures that I do not remember adding.  It says I waived disclosure or something I was told but that never happened.  The only disclosure I was ever given on this property was that a new septic tank was installed and it was a cash job.  No one said anything about any full disclosure, whatever that means.  I assumed my realtor would have explained all that but she did not. Please let me know if you need anything else.
