    Business is required to maintain building in line with tenancy regulations. They have fallen short on many accounts. Renters are in breach of their tenancy insurance due to lack of management/ maintenance. Company has a very poor public reputation among renters of buildings that are managed by them.
    Building located at 63 main is unsafe, unhealthy, unmanaged. Business will not comply with any requests pertaining to proper management. The sole service they provide is inadequate.

    Good afternoon:

     

    I apologize for not sending a formal response previously we hadn't seen this dispute notice.

     

    Nonetheless I will provide you details to our knowledge. We are Real Estate 360 and are property managers for ** **** ***. which was purchased by Pier 7 Real Estate in June 2024. 

     

    ** **** ***. is a secure building, all tenants have a key and all tenants have a key to their storage space. To say the building is unmanaged I would disagree with as there are two property managers that are out there frequently, there is a cleaner who cleans three times a week, and any repairs or requests are triaged and actioned in a timely basis.

     

    Since the purchase of the building  M** ********** has called our office with a laundry list of items he wants completed in his unit.   This list is presently being looked at by the property manager to see which is the responsibility of the owner and which is responsibility of the landlord.

     

    All tenancy regulations are followed in this building and we basically pride ourselves on following the residential tenancies act.

     

    I believe this email may have spurred as the  tenant involved had his “use at your own risk” storage unit broken into and items were stolen.  He feels this is the responsibility of the company to replace his belongings however these units are locked by the tenant and are at their own use/risk.

     

    I am sorry M** ********** feels the building is unmanaged and that he does not feel safe.  We would never want him to stay in an environment that he is not comfortable and would release him of his lease if he preferred to vacat.
