Misrepresentation and Unlicensed Practice: ******* ***** knowingly misrepresented himself as a licensed broker, despite his license being suspended by the **** ****** **** ****** ********** on April 15, 2024. Evidence:  2. Fraudulent Contract: Mr. *****, under false pretenses, induced us to sign a contract for business sale services and pay an advance of $3,675 via e-transfer, knowing he was not legally permitted to offer such services. 3. Failure to Provide Services: No services were rendered as per the fraudulent contract. When pressed to fulfill obligations, Mr. ***** abruptly terminated the agreement, stating he was "quitting" and that we should "find someone else." 4. Multiple Regulatory Violations: Mr. *****'s license suspension resulted from numerous serious breaches: Two breaches of Real Estate Trading Act Section 22 (1)(a) One breach of Commission By-law 702, Article 12 One breach of Real Estate Trading Act Section 30 (3) One breach of Commission By-law 702, Article 21 One breach of Real Estate Trading Act Section 22 (2)(a) 5. Refusal of Refund and Further Deception: ***** *******, partner in this fraudulent operation, has repeatedly promised refunds while simultaneously attempting to entrap us into signing additional, unnecessary documents. 6. Ongoing Pattern of Deception: We have strong reason to believe that GATEWAY BUSINESS BROKERS INC. is systematically engaging in these fraudulent activities. Attachments: 1. Broker License Suspension documentation 2. Email from ***** ******* dated July 25, promising a refund which was never provided 3. Email from Tim ***** indicating his abrupt termination of services 4. Paid invoice for $3,675
