    Booked a town house with Modeno homes in 2020 with the closing date of 2022. It is 2025 and nothing has been done yet. Soon after taking the deposit they stopped responding. And from what I understand now that it was a **** right from the start, they had no intention to build. It seems they will be selling the project to another company under the same management *** **** **** ****** ***** **** ******** It is sad that ******* Municipality is allowing this to happen as they are fully aware that the Modeno has already taken money fro a lot of people under this project. ** ***** ***** * ****** ** **** ****** **** ***** *** *** cheating people of their hard earned savings **** **** *****. For ** ** **** **** ***** the law should be that whoever paid the deposit the land under that unit belongs to that person. Even if someone else takes the project after. The new project owner has to with all these people who booked the unit with the last owner. There are a lot of people who put there last penny to buy their first home in such difficult times *** *** ********** ** ******** **** **** ****** ** ***** **** ** ***** **** ****** ******

We only found out of a $170,000 price hike on the APS at closing, and they did so with no prior notification. We had a very short closing notice of about 15 days ** ******* in order to forfeit one's deposit. ***** **** *** ** ****. The house finishes have been modified to a less expensive version in order ** ****** **** *****; finishes are not completed to date, it’s been 17 months. Basic finishes are omitted, problems are never fixed, and customer service is poor. Before making an investment **** ***** please do your homework. *** ******* ****** *** ** ***** *** ******** **** *** *** **** ************ **** ********* *** ******* ****** ******* *** ****** **** ******* There was no communication at all during the two-year delay in closing. It was not disclosed at the time of purchase that the detached house was a condo, and it was discovered after a year and a half. The exterior made over to a less expensive model.     we purchased a pre construction home with Modeno homes in 2020. We looked at ****** reviews, and thought they are good builders. We later found that most of the positive reviews are coming from the company friends and employees, for every bad review they will simply flag it as inappropriate and get it deleted. We regret for choosing the Modeno homes for so many reasons. We ended up paying 20% more than what we agreed upon.
    The more we dig into this home builder, the more issues will be found. There are so many cases filed against this builder and everyone who got affected say the same that they *** ***** ******** *** does poor job and gauge more money by using a well drafted APS that even normal lawyers cannot find any traps in it.
    - They do not respond to emails or phone calls.
    - They will push you to sign the documents, they will not give time to review those, they will *** ** get you signed.
    - They charge 20% extra stating additional charges, and they do this on the day before closing, and they do not follow any tarion rules. They only gave us 9 days time for closing.
    - They will *** ********* ** **** **** all the time about your house price won't change, yet they charge you 20% extra. They will keep delaying the houses until the APS dates were past, and they won't communicate at all about when the house will be closed.
    - The house upgrades you chose will not be there at all, they will do some and leave some leaving your house in a weird position. They will still charge you for the upgrades that are not done.
    We are cheated by this home builder. We know their traps and tactics now. We been dealing with them from 2.5 years.
