    After getting 3 estimates, I hired *************** of Arcades Designs (who came highly recommended by my former contractor), to design and renovate my garage into an eco granny suite for my mother based on an estimated total cost of $150,000 (including drawings and construction) and a completion timeline of end of July 2023. The design contract began June 16, 2022 and was for $18,000.00 + HST. **** said he planned to submit the permit at the beginning of March 2023 and construction would begin 2 weeks later when the permit was issued. The entire project was estimated to take 4 months to complete. The design contract went mostly according to schedule and I paid all of the drawing invoices fully and on time. When the construction phase started, to my surprise, I was introduced to ****'s partner *********************** (I was unaware of this partner) who would be handling the construction part of the project. The project estimate then got increased to $180,000 (including both drawings and construction) which I agreed to. I'm almost out of characters, so I will summarize: Extensive delays, poor quality work, demands for payment when work was not done, way over budget, extensive damage to my carport, many deficiencies that I have had to pay another contractor to fix, 8 months past the original estimated completion deadline of July 2023 and still not complete, work done outside the bounds of the original permit and not covered. Even though I have paid significantly over and above the original estimate, they claim I still owe them money and have threatened that they will put a lien on my house if I do not pay them today.

    For all intents and purposes, I have resolved my complaint with Arcades Design. They have granted me access to the permit revision documents they were holding, and I have paid them what they felt I was owing them.
