    On October 25, 2024, I hired **** to perform a pre-purchase home inspection at the above property address. The inspection report indicated that the attic had been inspected. However, photographic evidence included in the report clearly shows that the inspector did not fully enter the attic, but only leaned in and took photos from the hatch ********** a result of this incomplete inspection, a major issue was overlooked: a substantial amount of bat droppings (guano) present on top of the attic insulation. After moving in, I hired a licensed animal control specialist, who confirmed the issue and provided photographs showing clearly visible droppings throughout the attic insulation.Wildlife experts advised us that bats in Ontario typically enter hibernation between late October and early April. Given that the inspection took place on October 25 and the amount of droppings observed, the problem clearly existed at the time of inspection and should have been detected had the attic been properly inspected.Because of this oversight, I incurred the following expenses:$2,913.70 CAD for bat removal and sanitation Approx. $10,000 CAD to replace contaminated insulation $300 CAD for the inspection service that failed to identify a major defect Additionally, had this bat infestation been disclosed during the inspection, the property would have likely suffered reduced buyer interest or significant loss in market value. This issue would have materially affected my decision to purchase the home or the price I would have paid.I attempted to contact the inspector directly and provided a formal written complaint requesting compensation for these damages, but I have received no response.
