    The initial contact on September 27 2022 was positive, but the “finished” product on October 5 was unacceptable and misleadingly not what I was told I would get: front steps constructed within the original footprint to the same quality as a comparable job of theirs at my neighbour’s (cost @ $4300), within my budget of $4000.
    Problems: Before I rendered payment I asked for warranty details, none were given, other than it was 25 years. The steps were constructed too low from the front door entry, greater than code allows. As the steps settle there'll be an even greater distance to step down from the front door, a safety concern. In addition, the steps now slant (grade) towards the house - a drainage concern. The gapping between interlock is uneven and incorrectly trimmed around my HVAC vent, making it partially inaccessible. One week post construction I requested they remove construction debris on the road, as it posed a safety concern. In an act which could only be called bullying, they returned and instead deposited it into the middle of my driveway, making it unusable, on Thanksgiving no less. Defiantly, they refused to collect it, until I sent payment. I ended up shouldering the burden and cost of removal. Some still remains.
    The worker at my house was polite, but far less experienced than the crew (of 2) that built my neighbour's. Like any consumer I expected the same attention to detail as was given to a comparable project they just completed. Tracey Construction Inc. was misleading in assuring me they could deliver a specific standard of workmanship and if they felt they couldn't, they had a duty to say so. I could have sought other quotes. It's now November 2nd and I'm left with poorly built steps that violate code and slant toward my house. They took no responsibility and still outright refuse to fix the errors even after several emails. I stopped all payments upon noticing the errors.

    Good morning.

    I'm sending along the requested information, but I am not entirely sure how to send you correspondence regarding emails. Can I forward them to you? There was no contract, other than a verbal contract I had with them to replace my steps within the original footprint, in accordance with the quality of work they had done at my neighbors adjacent to my home. They agreed to be able to do the project within my budget, and assured me it would be the same quality as the work exemplified by the previous job that I alluded to above. The workmanship at my home was substandard in comparison and all I want them to do is to come back and employ the same team they had on that other project to do mine, if that's what it takes to give me the same quality of work. I have never once said I would not pay them, I simply want the job done to the standard I was promised, and they need to do the job without any of the structural issues that I have documented. Another major concern is that if they felt they were unable to deliver my project to me within the same quality, or if they needed to make modifications to give me the product I asked for, they should have stipulated this right away instead of starting a project without knowing if it could be done well. If the job needed to be done differently in order to be done well, I.e if I needed to replace my driveway in order to replace the stairs within the same footprint, they should have told me this so that I could see if I could still afford to do so. There was never any communication given in regards to this. Communication was a major issue and it would have seemed they just simply wanted to do the job, get paid and move on.

    Hello, we have never refused addressing any problems the client is having. We have never received any payment of any kind from the client. 50% of the total cost of the project ($2,650.93) was due before we started the project (which the client agreed upon), however, since we were already doing a project in the neighborhood we decided to start the project before the client had officially sent us the deposit. Since it was a small project we finished it in a short timeframe and that's when the client had complaints about the job. Please see attached email to see how we responded. All we were asking for was the 50% that was due before the project was even supposed to begin before redirecting team members to addressing the clients concerns. Now that we have run out of time and the season has ended, I would like to present 2 options: either 1. In light of the client being unhappy with the job we just ask for the 50% to recoup some of our material costs and that is all. Or 2. Client pays the 50% and we can address her concerns first thing during the spring. We have paid out of pocket over $3,500 for this job and have received $0 from the client to date. Thank you.
