    Greetings of the day,

    Me and my partner hired Affiliated Property Group by recommendation of a mortgage agent ****** **** for the appraisal of our home in month of June 2022 for refinancing purpose and get business Line of credit against our house to support our restaurant business. I have paid invoice ************* (copy of attached) for $505 + Tax to Affiliated property group in full and appraisal was release to ******. However I did not like B lender quote from ****** and started working with other local mortgage agent *** ****** to secure Line of credit against my home. I requested ******* and his office at Affiliated Property group to transfer the appraisal and ******** and his office sent draft appraisal to *** pending for additional payment of invoice ************* (Copy attached for your reference) for the amount $130 + Tax to transfer the appraisal to ***. When I decided to finalize my Line of Credit application with *** and called Affiliated group to pay remaining $130 + Tax to finish transferring appraisal to *** I was informed that they can no longer transfer the appraisal and we have to find another appraisal company to do so.

    As a result I have to book a new appraisal company and pay another $500 + Tax to order another appraisal this week to finalize our Line of credit. As a 22 years old dine-in restaurant we have suffered during pandemic and wanted to safe guard our future by taking a Line of credit against home as we emerge from post Covid time.

    It would be great if *** help us secure refund in full from Affiliated property group as they were failed to provide us the service and took all of our money.

    afternoon,
    This appraisal was ordered from a mortgage broker out of
    Toronto.  The report was completed and sent to broker.  The homeowner
    then requested we send to another broker.  As by the laws of our governing
    body we cannot complete this request.  The owner of the appraisal is the
    person who ordered it the person who paid for it.  This document is for
    use by a pre-determined lender.  The owner was advised of this, and he
    asked the first broker to provide permission to release to the owners second
    broker of choice.  This was also completed and then the owner requested
    the third release from yet another mortgage broker.  After reviewing the
    file management declined to release this appraisal for the third time,
    liability for the appraiser is extremely high at that point.  We
    do not take direction from the homeowner as our client is the broker.
