    I am writing to express serious concerns regarding the ethically challenged business practices of Arctic Home Services. My complaint stems from the purchase of a pre-construction townhome with ***** ***** Homes.
    According to the Agreement of Purchase and Sale (APS) signed with ***** *****, the builder was obligated to provide the terms of the water heater rental contract before the closing date. Unfortunately, this obligation was not fulfilled.
    Upon the completion of my townhome purchase on September 27, 2023, I did not receive copies of Arctic Home Services' Terms and Conditions (T&C) as stipulated in the APS. Despite paying bills for two months of water heater rental charges, the T&C and buyout rate remained undisclosed.
    Upon complaint to Arctic on November 3, 2023, I finally received a copy of their T&C. However, after reviewing section "7. Sale of Premises," I concluded that the water heater rental agreement was illegitimate and should be nullified since the terms were not provided at or before the effective date of the sale.
    In response, Arctic's management/owner, Jason M. claimed their T&C does not apply when the builder is the seller, providing false information about a non-existent Schedule S in my APS. Despite multiple inquiries challenging his rationale, Jason refused to provide evidence of the APS version mentioned or specify where in the T&C it excludes builders as sellers.
    Attempting to visit Arctic's listed address at **** ****** ** ***** ** ******** ***** *** revealed no signs of Arctic. The unit was occupied by unrelated businesses, indicating potential deceptive practices.
    In light of these issues, it is evident that Arctic Home Services is ******** ** ********* *** ***** ******** *********, intentionally withholding information, and making returns of their water heater seemingly impossible. * ** ****** **** ********* ** **** *********** ********** *** ****** **** ********* *** **********
