      This is regarding my property management company, PTP Management **** and my business, Lavish Salon. I have been paying my rent and CAMs on time for six years on ***************. My balance has always said it was $0 when I was finished. I have never gotten any additional bills sent to the salon or mail or anything. I never received an email that they were switching from *************** to *************** because it was in my spam folder so I started calling. Once I got registered on *************** I logged in and it said I owed around 16 thousand dollars. The first charge starts on 6/1/2022. The vast majority of these charges are things I was never made aware of nor agreed to. They include things like common expense estimates, gas recovery, electric recovery, common maintenance reconciliation, utility estimate, and direct tenant cost reconciliation. Part of my lease says that any notice given hereunder shall be in writing and shall be personally delivered or sent by certified or registered mail. This never happened, so I dont know what these charges are or why. Over the course of the 3 years, these charges are around 16 thousand dollars and its my first time seeing a balance on my portal.

      I have lupus and kidney disease I have been dealing with mold in my apt let the manager know they have done nothing but sched 3 inspections I'm sick and missing work so much due to mold in this apt they are aware it's all in the reviews of this company I have doctors notes saying i need to move asap I asked them to move me to another property my clothing has mold ,shoes everything I own they are aware of this and have taken photos of it . I'm sick again and out of work with another respiratory infection and pink eye when I'm in this apt I wheeze and have a hard time breathing I just want to be moved I let them know I will.not pay rent until they meet my request or I am moved to a more liveable apt . There is moisture in here and I can't live here anymore

      PTP Management is committed to maintaining a safe and comfortable living environment for all properties we manage. Here is a timeline of events and the response/actions we have taken: July 10, 2024 - PTP first received the complaint from the tenant regarding mold in her apartment. July 16, 2024 - PTP made contact with the tenant to schedule an on-site inspection. July 18, 2024 - PTP conducted an on-site inspection finding the unit in an advanced state of uncleanliness. August 1, 2024 - the building ownership at their expense contracted Alaska Microbial Consultants to conduct indoor/outdoor bioaerosol data collection. August 6, 2024 -  preliminary results (attached) showed elevated levels of Aspergillus/penicillium-like spores compared to outdoor samples, associated with moisture. Official recommendation is to thoroughly clean the unit and install HEPA filtration or increase airflow. August 16, 2024 - the building ownership at their expense contracted Q-1 Services to clean the unit- including wiping walls, cleaning behind toilets/sinks/refrigerators/ovens, shampooing carpets and cleaning floors. August 19, 2024 - tenant has expressed dissatisfaction with cleaning services and requested additional services. *******************, with Alaska Microbial Consultants, indicated areas of concern sent to PTP appear to be personal home hygiene issues. Additional recommendation including venting. August 20, 2024 - PTP has attempting to contact tenant regarding additional cleaning services and venting to cure the issue. Scheduling still pending contact with tenant.
