    We purchased a mobile home from this business in August of 2022, it was delivered in November 2022. We included a contract loan with our loan for the mobile home and all the work was contracted out by J&J homes. From the beginning we had issues, they were supposed to bring in dirt to build our pad for the foundation. They told us that we would need more dirt than originally priced and would have to pay more. We did but when the foundation was built it didn't look big enough or have enough slope to keep water from pooling under the mobile home. We voiced our concern and was told that we never received the extra dirt that we paid for but they would make it right. They did but when they brought the dirt in they didn't spread it to divert the water still. Within the first few days we noticed a leak under the master bathroom sink, we called J&J and told them and said they would send someone out. Someone came out came out 2 separate times and eventually did fix the sink but then we had a leak under the adjoining sink. We reached out to them about the leak but haven't heard anything. We had multiple water marks in different rooms where you could tell the roof was leaking, I sent pictures to J&J, they had someone come out and fix the leaks but didn't check to see if there was further damage. I had a roofer come and look at it after they had and they left staples all along the sides of the roof where plastic had been stapled down when it was moved and thats what caused the leaks and could potentially cause more. We have panels on our siding that are bulging out in different places. The underpinning anchors are showing in multiple places due to ************ from the rain where the dirt wasn't packed right for the pad.

    I have attached pictures of the pad when is was completed and it shows that it does have the correct slope and water will run away from the home. I have attached the state inspection and the pad was signed off on by the state. We did bring out the extra dirt and when our contractor brought out the extra dirt we spread out the two loads and the owner of the property that the home is on stated he would complete the landscaping. He was either the father or father in law of the customer. As you can see by the customers pictures they never planted grass seed or put hay over that to keep the dirt from washing away.  With all of the rain it has washed away the dirt we put down and has started to wash away by the skirting exposing the anchors. This is not due to the pad dirt not being packed correctly. This would not be the case if grass seed had been planted and hay put down to prevent the dirt from washing away. Concerning the leak under the sink I do not have any emails from the customer or show any service calls about another leak. We have contacted Kabco and they have not received any service request by the customer either. The customer is still under warranty so if they will email or call in what issues they still have, these can be addressed and fixed. We have also not been notified of any staples or roof leaks besides in January when our trim out guy fixed some shingles that had exposed nails and fixed the ceiling with the water leak. After that the customer never contacted us back that they still had any roof issues. We will go ahead and do a work order from someone to inspect the roof again and address those issues.

    We never told to put down hay for the pad. And the landowner, my father in law didn't say he would take care of the landscaping. We've put out 5 bags of seed over the course of 4 months. The rain wouldn't have washed away *************** and around the home if there was dirt built up to do so. We didn't email any of our concerns, we talked to ***** on the phone. When the contractor came out in January they took pictures and called their boss at kabco because they saw the staples and they were supposed to come out after that but we never heard from them. The leak in the sink was fixed and while he was there the contractor was told that there was a leak on the other side, he couldn't fix it that day because he didn't have the parts needed but for one sink.

    The pad was approved by the state and was completed to state code. You may call AMHC to verify the copy of the inspection report I attached on the last response that shows the pad was signed off on. We are not responsible for any landscaping that needs to be done after the initial pad and home is placed. This includes top soil, grass, etc. The father in law stated he had his own skid steer and would bring in topsoil from *************** and then plant grass seed. It appears from the pictures there was never any top soil,seed or straw applied over the pad. We received an email from the customers fianc on ***** concerning they still had leaks and some cosmetic issues, but the cosmetic issues did not state what room they were in or further details. We responded to the email on ***** that we would send someone out to repair the leaks within a week and that we needed a punch list done room by room to turn into the factory for cosmetic warranty. This list is given to the customer at closing to fill out once they are moved in. The factory sent out someone for the sink leaks and we also sent someone out for the roof leaks after the email from *****. We never received a reply back from the customers fianc or the customer with their punch list or that they still had leaks after we came out in December and January by email or by phone. I have attached the email showing we requested the punch list. This complaint from the BBB is the first time we have heard from the customer since December.  As of this moment we have turned in the issues stated in the complaint to the factory, but we really need the punch list emailed from the customer to fix any other cosmetic issues they may be having while they are still under warranty. I have attached the emails.

    J&J has contacted us to try and make this right. They said they would call yesterday and figure out a time for today or tomorrow to come to our house. As of now, we haven't heard from them since the initial phone call.

    J and J asked that we fill out this punch list and send it to them and they would get it to kabco, it was sent on May 30th with no response. I have attached the screenshots showing that it was sent and I also mailed the paper copy to both J and J and kabco, its a weekend so it will be in the mail on Monday 6/05/2023 to ensure they both receive it.

    We received the punch list and it was sent to Kabco on 5-30-2023. Kabco will be in touch with them when they schedule the service.
