During the process of selling my home, the buyers bank chose this "appraiser", who I should have denied access to my property if I had only read the ****** reviews. This "appraiser" valued my home thousands of dollars below what many professionals thought it should be and used poor comparisons as a basis for the poor value. I reluctantly agreed to lower the price to this valuation to get the property sold. The day before we were supposed to close, the lender questioned the appraisal because the newly remodeled home was valued higher than the outdated comparisons. The appraiser then lowered the valuation another $10,000 instead of writing an explanation for the appraisal. Explanations and better comparable properties were submitted to the appraiser, and they refused to adjust the valuation. The lender then told me that they cannot loan over that amount and because it is a FHA loan, the appraisal will stick with the house for several months. I was also told that a second opinion was not optional. An appraiser's job is to interpret the market, not set the market. This situation left me with 2 options; 1. Hold the property for months and pay holding costs until the appraisal falls off then schedule another appraisal. 2. Lower my price again to avoid the holding costs and move the property. In this case, the appraiser set the market and controlled the price of this sale arbitrarily. This is (by definition) fraud. This review is one of many avenues that I intend to pursue to address this situation and warn others.
