    I reside/own townhome at address listed. I have lived there since July 2022. Property has elected HOA Board and separate property managment company of Metro . Monthly; dues are $360 per month and Im current on y account. In mid September this year there was a bad rainstorm and I noticed and reported water stain in inner bedroom wall and inside garage wall. Metro was advised within 24 hours of storm and the damage. A repair tech sent by Metro came out on 9/13 to examine damage and he said hed send pictures to ***** at Metro. It took two months for ***** to come back and advise she submitted to under insurance claim from major storm in **** and claim was denied. I have was advised by her in an email that leak damage in both locations as well a spot of leak are covered by HOA for repairs. Water is leaking from outside. It appears a dark stain is inside location of water damage, possibly mold developing. I had to have out of town guests cancel coming out as one has respiratory issues and there is possible mild developing in walls. Another roof ***************** came out on Dec 8 and said it was roof leak. Another roof *************** came out Jan 9 and said he wasnt sure where **** was from and hed speak to his boss ****** . I havent heard anything since. This is going on 4 months plus now. I feel Metro ( ***** and her boss ***** ) are stringing me along. HOA board is aware of this, havent really been much help. Metro is choosing vendors they send out, not sure if they know what they are doing to identify and fix these issues ( leak and two areas of interior water leak damage, spear BR and garage, Paying $360 per month for this lack of service is unethical in my opinion and violating CCRs of community. I have detailed notes on all of this.

    Thank you Mr. ****** for your correspondence. In September of 2023 there was a huge rainstorm that caused large amounts of damage throughout the community. The spots that the owner noticed were from a roof leak that occurred during the storm. This leak was the result of a design flaw in the building that was very difficult to locate. We communicated throughout the repair process with **************, who was very complimentary during our on site visits. To our knowledge, repairs were all completed to his satisfaction. We apologize for any inconvenience. Unfortunately we are not able to waive monthly fees. There were no violations of the CC&R's.
