      Recently purchased a home in northern ******* and this entity was the preferred inspection company by our realtor. Based on the information provided within the inspection summary and/or detailed report we moved forward with an offer and subsequent purchase.Following the close of the home and move in, we initiated home improvements and was made aware of a significant amount of asbestos found within the crawl space of the residence. In addition was made aware that the existing roof was non code compliant and required a new roof. Both items were not disclosed in the inspection report, and when reaching out to the inspector to find a resolve the response was not favorable to the customer, more so, a complete lack of accountability. The interaction(s) were unprofessional and disrespectful to say the least.I do NOT recommend utilizing this inspection company for any inspections whatsoever.

      ******, as we have previously discussed, we made it abundantly clear to you in all forms of writing that we are not inspecting the home for asbestos. That is not a service that we offer at this time. Our insurance company even required you to sign our home inspection agreement that you acknowledge that. Regardless, I recommended that you hire an asbestos remediation contractor within your inspection period as it was obvious that your entire house was sided with a well known asbestos-containing material. I cannot be held liable for your decision not to take my recommendation.

      Furthermore, as we also have previously discussed, the roof of the home was not leaking and showed no signs of an unprofessional installation that would lead us to believe that it was not installed by a professional. While there was no visible indication that there were 3 layers of roofing, your seller disclosure statement legally requires the seller to disclose whether the roof was permitted and installed by a licensed contractor. If they did not disclose this information, then you should pursue legal action with the seller. Regardless, I recommended that you consult with a licensed roofer during your inspection period right in the front of your inspection report. Again, I cannot be held liable for your decision not to take my recommendation. 

      As you have been told by your realtor and I, your inspection period is your time to hire anyone you wish to look at the home for you. When you hired me, I recommended in the front of your report that you hire a roofing contractor and asbestos remediation contractor within your inspection period to inspect the home further. The fact is, you chose not to. 

      It is never fun to learn that a former client is unhappy with our service. As a state licensed "generalist" (home inspector), we have met and exceeded our obligation to recommend which types of state-licensed "specialists" (contractor) that you should consult with prior to finalizing your purchase of the home. We provided you with all of the information you needed to make an educated decision on whether to buy your home or not. No matter how you try to reword your complaints, the decision not to follow my recommendations was yours and yours alone.
