We paid $***** on 09/26 ******* money to Mirage Homes, Mirage homes sent an online contract that when I went to sign jumped to the last page where my signature was required, so I signed expecting to get an email of the document so that I could go over it, which I never received. Mirage Homes set a closing date of three weeks, which did not let me shop around for another lender. Upon using their preferred lender, I was told multiple fallacies that prevented me from getting the loan. 1) I was told that I had to buy down points that there was no loan out there where I didn't have to buy down points =$15,000. This is additional down payment money that I did not have. 2) I was told my home owner insurance had to have a *** of 5k deductible. However, ****** *** only requires 5% which would have put it at ****** deductible. Due to this it caused my yearly insurance rate to go above the needed cost and denied me the loan. 3) I was told I could not buy down the same amount of points on a 15% down loan which would have been the affordable option. They would only allow me to buy down that many points on a 20% loan. This whole time it seemed like their preferred lender was trying to stop us from getting the loan. We constantly asked the referred lender for documents on the loan, asked for cash to close estimate on multiple occasions- the only thing we received was a hand typed email with interest percentages, with no cash to close and no estimates numbers. We were told by them that they could not provide documents. Now we have found out that their original contract states that they can keep our ******* money if we fall out of contract. We never would have signed the contract if we had known this. It seems they were more interested in keeping the 3k then giving us the loan. They waited until the last day to let us know we did not qualify for the loan. They didn't do any additional title work, they didn't pay for the appraisal, etc. They need to refund the ***** ******* money.
