I have given this list to Allscapes verbally more than once.  I can't help it if he does not write it down.  They added *************** to my yard to try and fix trenches left by their crew when installing new irrigation lines. I advised them at the time, before any sod was laid that they did not pack the dirt properly and left trenches.  Because of their refusal to listen to me and correct their mistake before the sod was installed, They are now forcing this *************** on me as a fix.  I stated very clearly that I did not want this *************** added and they should have used dirt.  When they added this *************** to my yard, their crew manually operated the valves.  They apparently left one valve slightly in the "on" position because the next morning when the sprinklers came on per the schedule set in the program, my yard was flooded because the sprinklers ran for hours.  They were the last ones to touch the valves.  I had to manually turn this valve off.  I had been using the automatic program since the sod was installed.  I can't type the list of outstanding items within 30 minutes.  His changing out (2) pavers that were rusted took them less than 15 minutes.  They advised me that they acquired the pavers for free from their source.  They had agreed to roll the yard on the 11th or 12th to try and fix the yard before any *************** was installed when I paid them the remainder of the contract plus an additional amount that he stated he made a mistake on.  Instead, they installed the ****************   I had to contact him on ***** and ask when they were coming to repair the yard.  He agreed to be at my house on ***** in the morning so I could oversee the repairs that were still outstanding.  I advised him that I was not available in the afternoon, but that is when they showed up.  I still have several plants that look half dead amongst other items.

I'm not aware of any unresolved items that were not satisfied per our contractual agreement with ********************. Could we get the speculated "list" of unresolved work to be performed per our contract or the items ******************** is implying need completed? We completed the job as outlined in our contract and we were paid in full after completion. Our crew performed a courtesy service on Friday November 18th, 2022. While there we adjusted the sprinkler heads, filled in the sod area with "***************", rolled the sod and replaced to rust stained pavers at no charge to ********************. We also replaced a Bottlebrush plant and validated that the drip system was working correctly. ******************** has received weekly attention for requests that are landscape  maintenance concerns and we do not offer maintenance services nor were maintenance services charged to ********************. Grass requires a routine watering schedule so we installed a Hunter wall mount controller and helped ******************** in the programming of this unit. He validated that he understood how to operate it successfully.  We also gave ******************** the web site information, care information and video links to care for a maintain the sod installed at his residence. ******************** chooses to manually operate his valves and bypasses the automatic controller to water his grass. In doing so, the manual on/off switch was not fully in the closed position preventing the valve to engage properly when communicating with the controller. ****************** responded by manually positioning the on/off valve to the closed orientation.  He now states that the valve is not working properly. This unique situation was an error by the operator and the valves are working properly.

We recognize and value ************************ perspective. However, for a possible resolution to this matter their must be a specific contractual obligation that was not satisfied. If ******************** is requesting that we help maintain his sod then we do not offer this service. The sod nstalled by *********** not Allscapes and ******************** has their information.

Further, on 11-17-22 ******************** agreed to have Allscapes replace 1 plant, roll & infill the sod installed by *********** and replace two pavers that were not damaged by Allscapes.

We realize that a discrepancy in the manual valve operation occurred andW we are grateful for the feedback. The 11-17-22 communication and work was performed as agreed by both parties.

Our contractual obligation has been satisfied but we have as a courtesy to ****************** added 5 tons of rip rap to resolve an erosion issue. We then picked up and planted two 36" box tree's for ********************. The outdoor lighting that ******************** purchased was also installed at no additional charge. We are delighted to have been able to provide extra services. The sod installed by *********** does not have an Allscapes warranty. But in fact we offered to infill & roll it as a complimentary service.
