      My ********** moved into a slum unit in Feb 2023. We documented the mosquito that were painted over & everything in between. Upon our move out date we hired a professional company to clean the floors & a cleaning crew to clean the unit totaling in $530. As I am pregnant & needed help with the cleaning. The unit looked better when we moved out than when we moved in. The landlord held an additional cleaning fee of $400 & a maintenance charge totaling in $121.29 from our deposit. The maintenance fee included an air filter, drip pans (which were black upon move in), & light bulbs (which were almost all burnt out upon move in). We paid monthly for air filters which almost never delivered. Come Feb 28 we handed our keys in. The landlord states we werent scheduled a delivery for air filters until after our move out date & that is why we were charge twice for the air filter. When air filters were sent out we always received them on or around the 5th of the month- we never received one for Feb. We returned our keys one days shy of March 1st & no filter was delivered. She provided an invoice for the cleaning lady but refused to give us the company name or number of said cleaning lady. The said invoice makes no sense, as it has two different totals. No where in our lease does it state they were aloud to withhold a cleaning fee upon move out. Both bathrooms showers had hard water scum build up that was present upon move in & was impossible for us or the move out cleaning crew to get completely out & this is her reasoning for hiring her cleaning crew. Mind you this unit was built in 1975 & clearly never updated. We contacted our unit neighbor who is retired & works out in his garage everyday asking about said cleaning crew the landlord hired. His response what that there was never a cleaning crew present from the time that we moved out till the time that the new tenant moved in which was an 8 day window. We believe the landlord falsified an invoice regarding a cleaning crew.

      I am on disability and pay **** a month for rent. That includes a rental package. The rental package has a 1 time late fee forgiveness of up to $50. I get paid on the 3rd, the property manager and rental company know this and have known for awhile. I paid rent this month, they weren't in the office and asked me to drop it in the mail chute. I asked for a copy when they were back in office and they charged me a $10 late fee. I had my level 3 autistic daughter with me, and I tried to explain that it was established since I started renting I pay rent on the 3rd, and that I didn't get my bimonthly air filters included in the rental package for 4 months, and had to buy a filter to prevent ac issues with my own money and never got reimbursed for anything. My property manager said in front of my daughter while I was trying to hold back tears that as a business she doesn't care about my personal problems. Another lady (manager I think, she was very nice) offered to amend the lease to the 5th, shook on it in front of property manager because it was something, and property manager said she'd have to check with her broker about everything else and brushed us out, and has yet to text me or call me concerning any of this. Still very upset got back in my car and started having severe heart palpitations, almost went to the ** over it. There was no reason to treat us that way. I'm scared for my family's safety and well being because this coming Monday the property manager is supposed to do an inspection and I've taken very good care of the property but fear she will try to deny our renewal for anything she can no matter how small. I have proof of everything I've claimed and can confirm both the price of the air filter I had to buy myself ($14.98) as well as the monthly charges for the filter subscription ($64 for the 4 months I didn't get my 2 filters). I have the document stating the late fee forgiveness inclusion in my package, property manager's name is *****************************.
