      On 10/19/23 at 5:30pm, I came home from work to find that my apartment was flooded. The entire apartment was in 5 inches of water. My water heater had busted. Not only was everything that was on the ground in my apartment ruined, but I have animals who couldve been electrocuted. I called the emergency maintenance line 3 times and the corporate office once before someone called me. My apartment keeps stating that they returned my call within *********************************************************************** for over 30 minutes. It took so long for the maintenance worker to come that in the meantime, the fire department came and 5 firefighters helped clear things out of my apartment and helped clear water out of my apartment. The amount of water that was in my apartment shouldve been addressed by a water restoration company. My apartment complex, nor the regional manager for the property called professionals out to inspect my unit to ensure that no moisture got under my floor, which I know it did because the floor is lifting in many areas, and that no further work needed to be done. The only inspection that was done was by the property manager and the maintenance worker. They are not licensed contractors nor are they water restoration specialists. Within 12 hours, the property manager said the unit was 100% dry and ready to be moved in to. When I asked for proof of the apartment being 100% dry, she proceeded to say that the maintenance worker confirmed it. There is no proof that a professional inspection was done and when asked what company they used to inspect it, she said she didnt need to disclose that information. No professionals came within 12 hours (evening to morning) to inspect the unit for water damage. I tried calling the regional manager, because the property manager was coached on what to say and wouldnt provide any information when asked, and was never able to reach her because she never answered and her mailbox was full.

      I have lived at this apartment complex for less than a month and have reported my toilet leaking and flooding sewage backup, AC not working, fan not working, electrical outlets not working, lights not working, burnt out lights, not being able to get into my porch door, drug paraphernalia in my garbage disposal, paint on floors and counters, no locks on windows, smoke damage on blinds and not being able to open or close blinds, seal on windows broken and leaked in water during a storm, outlets short circuiting electricity, damaged counters walls floors counters and bath, water not running in shower, all appliances unplugged at move in, toilet paper holder falling off, broken outlet coverings, and large spots of paint missing on walls. I have fixed most of the little problems myself despite my requests and my move in check list and a walk through with the property manager showing all the problems. I have requested to be compensated for rent, electricity, damage to my personal belongings, and the money I have spent fixing things myself, and all my requests have been denied for compensation. I am being denied a habitable living environment, proper AC in the heat of *******, and compensation for their failure to comply with tenant rights. While they have agreed to fix some things, they have minimized the on going list of problems and are refusing to compensate the money *** spent fixing their mistakes.

      Cornerstone Management is the company that is responsible for managing our HOA in the *************** District. They have failed to follow any of their CCR's along with failing to keep the gate closed during the days.This results in an actual theft when I was at my community pool. They don't protect their community, are grossly negligent and their dangerous behavior resulted in my family losing $5K of belongings when a person who shouldn't have been in the community drove through, spotted our garage after being open for only 2 minutes, took a bunch of our stuff when we were at the pool and then drove away. ALL BECAUSE CORNERSTONE WON'T FIX THE ****** We communicated to cornerstone 6 different times that the gates were broken, and they did nothing.
