    As the management company employed by the ***** Forest Estates ***, ***************************************** has consistently failed to uphold the responsibilities expected of a professional community manager. Over the past several years, they have stood by as our ********* violated numerous CC&Rs, bylaws, and even state lawswithout intervening or providing proper guidance.Rather than acting as a neutral advisor or reminding the board of its fiduciary duty to homeowners, Ogden has frequently supported or enabled poor governance decisions. Their inaction has contributed directly to escalating conflicts and costly legal disputes. At least 11 complaints have been filed with the ********************************* (****) during their tenure. Of those, 10 have resulted in rulings against the *** by the ********************************* (OAH), yet Ogden continues to avoid addressing the board's legal obligations in open meetings and permits decisions to be made in closed-door executive sessionsoutside of compliance.*****************************************s pattern of neglect and complicity has eroded trust in the ***s leadership and harmed our community. A professional management company should act in the best interest of all residentsnot enable a board to operate unchecked and outside the law.

    Weve suffered serious consequences under OgdenAZs management:1.LITIGATION-DRIVEN FAILURES: Ogden AZ caused or enabled 11 OAH litigations. The *** lost 91%, resulting in thousands in ********************* COSTS SKYROCKET: After decades of stable costs and no litigation, our *** premiums rose 750% and deductibles exploded fifty-fold in just two years under Ogden. 3.DELAY & EXTRA COSTS: Document requests are denied or delayed sometimes past the 10-day legal deadline, contributing to legal losses. Ogden insists on slow US Mail over free email, wasting *** funds.4.SECRECY: When the board enacted a new ballot policy, Ogden claimed ownership and refused to share it. They publish homeowners' requests in the portal without their approval or Ogdens responses intimidation by transparency theater.5.PAYMENT ERRORS: Ignorant of our CC&Rs, Ogden staff made improper deductions/payments totaling thousands only fixed after court action after opposing members flagged them.6.UNLAWFUL BOARD SUPPORT: Ogden backed the boards attempt to ban recording OPEN meetings, despite Arizona law allowing it.7.MISMANAGEMENT: One Ogden managers departure saw *********** lost. That same manager presented a previously paid invoice as unpaid, triggering a lawsuit falsely accusing a homeowner of embezzlementdismissed by a judge before the first hearing. Ogden never contacted the homeowner before filing.This isnt just concernits a pattern of negligence, secrecy, and financial harm. Ogden AZ is unprofessional, obstructive, and unfit for community management. Think twiceyour *** deserves better. A homeowner who paid the price

    This individual, a former board member, began raising issues with the association only after not being re-elected. After multiple years of making claims against the association and/or board, and now having exhausted his options, he has shifted his grievances towards the management company. It is important to highlight that 98% of the claims made against the *** were solely by this individual post his non-re-election. The financial losses and increased insurance premiums were a direct consequence of these frivolous claims, as well as filing complaints with the bar association against the associations attorney. These claims have targeted multiple boards since his departure, necessitating legal counsel at a cost to the association. He is characterized as an angry, litigious individual who has now directed his hostility towards the management company after exhausting all avenues to harass the current board and the association's attorneys. As a former board member, he is well aware that the management company does not dictate decisions for the ***; the board does. He also understands that while the law permits recording of meetings, it is not mandatory that the board records them. The law does mandate US mailings for certain notifications, and the management company cannot insist on a mailing only policy; decisions on disseminating information to the community rest with the board. There were not payment errors, there were policy issues that required legal review and opinions. No records or requests are ever published without board review and approval. Ogden cannot claim ownership of board policies. We can only carry out the policies as directed. Despite the outrageous nature of his claims, his primary objective appears to be causing disruption to the board, legal counsel, the management company, and community members. He has been a detriment to the community causing chaos, division, and financial hardship.

    THIS COMPANY SHOULD NOT HAVE AN A RATING. THERE CUSTOMER SERVICE AND RESPONSIVENESS IS AN F. THEIR WEBSITE DOESNT WORK AND THEY NEVER RETURN CALLS OF EMAILS. ALL THEY DO IS CHARGE A LATE FEE FOR NOTHING DONE. THE *** DOES NOTHING--DOG P*** ALL OVER THE NEIGHBORHOOD. SO ANNOYED WITH THIS USELESS COMPANY I MADE TIME TO WRITE THIS REVIEW.

    We are very sorry to hear of your concerns. Please understand that we do not set the late fees or the enforcement policy. Both are dictated by AZ statutes, the community documents, and your board of directors. All disputes must go to the board for review and final decisions. You do have an individual portal where you can make payments. We have staff available to walk you through the payment process if you are having difficulty. Also, the dog waste situation is a community issue. The management company is not responsible to remove dog waste. Individual dog owners are responsible for the clean-up. If you see an owner not cleaning up after their pet, you should respectfully ask them to do so. Peer pressure is the most effective way to get neighbors to comply. It is important for all community members to work together for the betterment of the community. Please reach out to our office and request assistance with your payment. Thank you.

    This place is the worst. We've had 3 different property managers in the past year- ************************ and *************** 2 of them NEVER respond to you. You email and phone call and nothing. One of them was responsive, but basically just blows smoke up your you know what to make you think he's doing something. Our board must be in kahoots with this group because they think it's fine and normal for homeowners to put up with it. I'd give a zero if I could.

    I live in a beautiful community ************ community in north west ****. Ogden manages our community. Ogden has neglected to enforce HOA bi-laws and has turned our little quit neighborhood into a visual nightmare. Political sign being listed post election. Black Lives Matters and ant-semantic signs being posted in fron yards. Our medium home price is $850k. Dont let Ogden manage your neighborhood!!

    Your concern has been noted. Please understand that the Community Manager must follow the enforcement policy set by your board of directors. This may take time to observe compliance since some owners ignore the notices and fines. It does not mean that the manager is not doing her job. She does not have the authority to physically remove the signs herself. She did share this information with you numerous times. If you have further questions regarding the enforcement policy, you may attend a board meeting and discuss your concerns with the board.

    Absolutely the worst HOA!!! They do not enforce their CC&A's. The only thing that they are consistent about is collecting their fees every month. My housing area looks terrible! Weeds are out of control in my neighbor's yard, garage cans left out for days. I have written a letter to the "manager" of this area and got absolutely no response. What is their purpose? Why do I pay an HOA fee every month? Questions that remain unanswered. I would love any information on how and to whom I can report them to.
