      We purchased a manufactured home from ****/Silver Ridge in December 2021. The home was built and ready for delivery in December 2022. Land prep was done and the county inspected and signed off as each step was taken. The house was finally set and assembled in March 2023 and went through the processes of getting electric, water and septic hooked up. Everything was done that needed to be done before interior could be started and finished. The interior work began in May 2023. All that needed to be done was interior and final inspections. Its now July 14, ********************************************* May. Silver Ridge quit the job in the middle and are now saying they didnt move forward because there was furniture that had been moved in. NOT A THING HAD BEEN MOVED INTO THE NEW HOUSE. They are pressuring us to sign off on a walk-thru inspection, which we will not sign until the interior is complete. Some of the THREE PAGE long issues that were noted (with our own review by a licensed contractor) are now being blamed on the mfg. This is not true. All outstanding work is not the responsibility of the mfg. Interior work has completely stopped and we have paid in full for an uninhabitable home. As soon as he received final payment, all worked ceased.

      I went into ************************* dealership, Silver Ridge Custom Homes On March 10, 2022. I went there to just see if I could order my home and see if he had the model I wanted. He said he could get me a home in four months. I looked over different models and found one I liked. He asked me if I am going to buy a home. I said I can't because I don't have a site contractor. He said he highly recommends this contractor that could do the job right away. I said he needs to be licensed with the ************************** to work on a manufactred home site. **** said, "he is the best on the hill and i will really like his work." **** convinced me that I would have no problem with this contractor and all the work would be done in time for the delivery of my home in 4 months. In the contract it states that ********************* can charge $30.00 a day in storage fees if the foundation and site work aren't ready i time for the delivery of the home. I was concerned about that but **** reasured me that his recommended contractor was the best on the hill and all will be fine, so I signed the contract for my home and I wrote a $44,000 check for a deposit.1. When the contractor showed up at my property to look over my building site he revealed to me that he did not have the License to work on a manufactured home site but he should have it in 3 weeks. Well, 5 weeks later he still didn't have it. I contacted ********************* and let him know that I was not happy with the fact that his highly recommended contractor wasn't properly licensed. I asked him what should I do now because I have no one to do my site work and time is ticking down on the 4 months I had to get the work done. He told me that it's not his problem because "He is not a contractor" and I'd better find one or I'll be paying storage fees for the storage of my home on his lot. I said, "I don't know about hiring contractors, I'm a Widow and disabled." He said, call your county to see if they can help you. So, I called my county, they didn't have a list and said they couldn't help me. I called the Department of housing, they couldn't help me. A month later I called **** back because now i'm in a ****** to find a contractor to do my site work and this is ****'s fault. He said, I can't help you!" I begged him to help me. so he gave me another contractor's number. I contacted him right away and he said he was busy and he didn't have time right away to talk to me. So I called him in May and he was still busy. this went on for a month more. I Called **** in June and said that since his contractors have been taking so long it wouldn't be fair for him to charge me storage fees. He said, "If you work with me. I'll work with you." I said, "what does that mean ****?" He said, "It means you need to get the site work done and don't worry about it." So I thought going forward I wouldn't have to worry about the storage fees.My home was ready July 29, 2022 and it was delivered to ****'s lot.Jumping to August 14, 2022 The second contractor **** recommended finally came to my property to put in my foundation. He brought his 11 yr old son, 21 yr old son and another worker. He had his 11 yr old son digging the footings in a mini excavator for the foundation. I couldn't believe it. This contractor put in a compacted foundation that didn't meet County building code and the inspector wouldn't pass it. I called the contractor about this several times and he kept arguing with me about how his method of laying in a foundation was good. I told him my County Inspector wouldn't pass it. He said, "I'm sick of dealing with the inspector and i'm sick of you telling me my way of doing this work is wrong so I'm out, i'll send you back your $10,500 deposit. I said, "what kind of man bails out on a job when the house is ready to set? He said, "I don't want to deal with this anymore". He hung up on me and 10 days later I got my money back. Thank goodness! I called **** about this and he blamed me. He said, I better find another contractor. I have to say all of this has put a tremendous amount of stress and anxiety on me. No customer should have to go through this. It's the dealers job to make the transaction between the manufaturer and customer as smooth as possible. It's ****'s Job to explain all the steps involved and also what needs to be done. not make the process impossible and bitter.Thank God in the first week of October I found a site contractor that is honest and hard working. By Oct 10, 2022 he started working and had the cement pad, footings, and utilities all trenched up to the pad and the concrete pad was poured by Oct 25, 2022. I called **** that day to let him know that the work was done. I wanted to know when he had the house scheduled to be delivered. He said to me, "I'm not delivering your house until you pay me $3,000 for storage fees. "What?" I said, I'm not paying $3,000 in storage fees, you said I wouldn't have to pay those fees." He said, well I won't deliver your house until you do. good bye!" He hung up on me.We went back and forth through emails for a month and finally I gave in because I just wanted to get into my house. So I paid the fees on Nov 23, 2022. He stalled on the delivery of the house, I kept calling asking when I would get my house. He said finally, that his setup team would deliver my house on Dec 20, 2022 and they won't be able to set the house for 2 more months. (Setting the house means putting the two halves together, blocking and leveling, putting on the ridge cap on the roof and sealing up the exterior and calking and painting the edges of the trim board and repairing the drywall inside, and connecting the utilities. by the way, his setup team charges extra for the electrical wiring from the pole to the house. **** pays for the first 25ft. Also, they will charge you an extra $500 to for them to use the Mule, it's kind of like a forklift but it has a hitch on it where they pull your house onto the pad. I thought was ****'s responsibility to deliver and setup the house, not for the buyer to pay extra for something he is responsible for. BTW, he didn't tell me all of this in his office.) So, I didn't want to wait 2 or more months for his workers to finally set my home so I called the Department of housing and talked to their inspector. He convinced **** to credit me back the money for setting the home so I could have the home setter I found to do the job, he completed the setup in two weeks after the house was delivered. **** reluctantly agreed and sent in an addendum to the title agency for the money to be credited against the balance of the home. 2. To make a long story shorter, I had a problem with **** not ordering my house foundation ready (Foundation Ready means the steel girders that run the length of house on each half are to be set back 8" to 16" on each end on each half to accommodate the 8" Cement block skirting that goes under the outside edge of the home all around) so my foundation contractor could put in block skirting in. I called him about it and he told me that "I" didn't order it foundation ready. Even though we talked about it the whole time I was in contact with him and I have emails from him talking about the block skirting. In my experience whenever he makes a mistake he won't own up to it and correct his mistake.3. Another thing, the 12 axles and 24 wheels that carry your home to your property, you are charged for that to the tune of about $6,000 dollars. **** had me sign a paper, I didn't know what it was. it says that I will sell back to Silver Ridge Custom Homes the axels and wheels for $1.00. That's right he ripped me off to the tune of about $6,000. I thought he owned the wheels and axels and that he was having me sign so he could retrieve them. That's not the case at all. Just so your know.4. In my experience ********************* makes the home buying process so miserable that you wish you never wanted to buy a manufactured home at all. He ***** the joy of having a new home right out of you.Needless to say, I will never buy from ********************* of Silver Ridge Customs again!!!

      Original transaction date: 06-29-2022 Purchase of manufactured home.Originally purchased the home with delivery and set up included in price. However, due to unforeseen circumstances, delivery was delayed. After greater than two months, a resolution was offered (at an increased cost to us). We agreed to the additional cost, as it was less than our current rent. The home was finally delivered, but now, there is no effort being put forward to get the home "set". After multiple calls and texts, they response from the dealer and set up team is that they are "too busy" and the location is too far.
