    I want to bring to light the deceptive practices of ******************************** (will refer to as CPMC going forward). On 10/4/23 I made my monthly HOA payment to CPMC. I was charged a $15 late fee on 10/17. That same day, I contacted CPMC to confirm the payment and sent the payment confirmation from my bank. After not hearing back for over a week, I followed up on 10/25 and again on 11/2. On 11/3, I received an email that CPMC was unable to locate my payment and I was advised to contact my bank. After contacting my bank I found that I had mistakenly submitted the payment with the old billing information and the payment was credited to my account. I explained this to CPMC and asked them to waive the late fee. Again, I had to send another follow up email on 11/13. The next day, I was told they would review my request to waive the fee at a meeting to be held on 1/16/2024. On 11/15 I asked CPMC if I needed to pay the $15 late fee immediately, or if I should wait. The response was, "it is up to you." The next day, we received a pre-demand letter in the mail stating that we owed the $15 late fee and now a $15 collection fee. I followed up with CPMC on 12/4 to find out why there was a collection fee after consistently communicating with them. After not hearing back, I sent another follow-up on 12/8. The response was again that my request would be reviewed on 1/16/2024. On 12/8, I received an email attachment stating the meeting was held on 1/16/24 and that my request to waive the $15 late and $15 collection fee was denied (no reason was given). Then I received a letter dated 12/7 stating that our collection fees had gone up to $65 plus the $15 late fee. In order to stop the collection fees, I paid the $80 on 12/20. CPMC was so slow to respond that my collection fees continued to add up. By saying that the decision was up to me on whether or not to pay the $15 before the hearing, they continued to profit off of me while I waited for a hearing dated 1/16/24.

Your board of directors considered all aspects of your request and assessed it against a range of factors, including precedent, fairness, and the potential impact on the Association.
