      I had a storage unit #*** with All Purpose Storage at **************************************************. I filed a claim on October 25,2023 due to during rainy times water was obviously entering my storage unit from the sides of door and ceiling. That caused water and mold issue. Photos of damage and areas water entering sent to Tenant Property Protection Insurance. Tenant Property requested photos and incident report from All PurposeStorage . All Purpose Storage. Maintenance sent only 2 pictures.One taken on good weather..no rain and only picture of ceiling in unit that was fine.I sent enough pictures to support the structure needed repair and All Purpose Storage manager. This manager named *** agreed on phone that Supported evidence showed the unit needed repair and it was put out of service My claim was denied due to what was called only condensation and the photos sent by maintenance didn't support my claim. There was plenty of proof and my claim should have been processed.

      The self-storage unit associated with this claim is located in ******, ME. The unit is a non-climate controlled, drive-up self storage unit with a roll up door. Per section 4 of the Tenant Property Protection plan, a warranty protection plan, not an insurance plan, The *** Plan Will Not Pay for Damage to Tenants Stored Property Caused by any of the following: mold, mildew, or wet or dry rot. The tenant claimed on October 30th, 2023 that the facility management (referred to as *** in tenants complaint) advised her verbally that s/he felt Tenant Property Protection should move forward with processing the claim, that is apparently, approve the claim.

       

      Claims Pros, who processes claims on behalf of the Tenant Property Protection plan then received notification from the property management (referred to as All Purpose Storage) on November 6th, 2023 that the unit was inspected and there were no repairs needed. The unit was in working order without any leaks and their maintenance team determined that condensation and moisture from storing items in a non-climate controlled unit in a humid climate was the cause of the mold damage to the tenants items. Claims Pros has reviewed all photos provided by both the tenant and the property management and determined, without bias, that damages were consistent with mold due to changes in temperature.
