  Within months of moving in, our toilet flooded the house. They found a piece of concrete in the pipe. Its been a nightmare watching the contractors who are putting our house back together. The contractors/subcontractors time and again have blatantly disregarded our personal belongs in the home, putting items dirtied by toilet water on perfectly clean items. This happened multiple times even after complaining to Taylor Morrison. Management has been slow in response to our concerns and requests, showing that Taylor Morrison clearly has better things to do than care for their clients who have been out of their home for two weeks due to what appears to be a blatant construction failure - the piece of concrete stuck in the pipe.

  I am very disappointed with the quality of the home and warranty team. I have tried to reach multiple of time and write the ticket but nothing makes any different. I wish I have bought home with different builder.

  Our community sales manager was really helpful and professional. We are first time home buyers and wanted to proceed with purchasing our first home. We applied in march and put down an ******* deposit. Then in may my husband lost his job and the loan officer denied our loan. We asked for our deposit back. But were told that it would have to have been within 45 days. But this was an unforeseen situation and could had really used the money back. The sales manager said he would have to ask for approval to refund our deposit. Their superior denied, then we asked again if they could refund us some of our deposit at least. They finally agreed. We have not received anything back from Taylor Morrison as of yet.

  Title: Ongoing Property Issues and Lack of Support Extremely Disappointed #****** We purchased a Taylor Morrison home in 2024 at ******* at ******* as an investment property, and the experience has been nothing short of a nightmare. After months of delaysprimarily due to PG&Ewe finally closed in September. Since then, weve faced repeated issues and an alarming lack of accountability from Taylor Morrison.On Christmas Eve, we had to rush to the property after our tenants reported a severe backflow issue. Despite the home being unoccupied, we were told this was outside the one-month coverage window. After extensive follow-up, it was discovered that the issue was caused by Taylor Morrisons own landscaping team, who had installed a tree support pole directly on the water line, causing a ************, in June 2025, the air conditioning system has failedand has been non-functional since June 16th. Our tenants are suffering in the summer heat, and Taylor Morrison has not provided any update on the service ticket for over nine days.We have called the emergency line multiple times, and each time we are told the issue will be escalatedbut no one has followed up, and there has been no progress or visibility into the status of the ticket. The inability to track the case or receive timely updates is incredibly frustrating and unacceptable.We are deeply disappointed by the lack of communication, urgency, and responsibility shown by Taylor Morrison. As homeowners and landlords, we are left to deal with the consequences of poor construction and negligent service. This experience has made us regret our decision to invest in a Taylor Morrison property.We are requesting immediate action and resolution.

  I am a state licensed professional home inspector and have owned and operated the ****** 5 star rated business ****************************** PLLC for a little over 6 years. On 1/13/2025 I performed an inspection on a new Taylor Morrison Home in the Avalon at ******* community in ******* TX for a client who had contracted my services. This inspection produced an unfavorable 103 page report detailing numerous notable defects. After receiving my report, Taylor Morrison employees sent emails to 5 of my next contracted clients who were building/purchasing homes from ** in the same neighborhood. The email sent by ** to my clients stated that I am banned from all TM properties and me and my company will not be allowed to perform their upcoming inspections. This action by TM not only caused me to lose $4500 worth of contracted business, but also future business from referrals (most all of my business comes from referrals) from a network of clients, and interfered with my clients ability to select the licensed professional of their choosing to inspect their costly investments. In my 8 years as a licensed professional, I have never experienced such a boldly egregious action by any builder, even though a majority of my business is new construction homes. Upon reaching out to ** corporate and local offices, when asked for more information or a resolution from the company, I have been completely ignored and only received one phone call threatening me with police action if I were to attempt to inspect any more of the properties they are selling. This sets an awful precedent for any business providing a service to pick and choose who is and is not allowed to inspect their quality of work and the products they are providing to consumers. My next course or action will be to share this experience on social media and to media outlets to warn consumers of such business practices and share evidence of the quality of work observed.

  Deposit Not Refunded - Pressure to Sign Non-Disparagement Agreement I entered a purchase agreement with Taylor Morrison and submitted a deposit. I cancelled the purchase shortly afterward and requested a refund. The company denied the request, citing liquidated damages, despite the early cancellation. Following this, I was sent a non-disparagement agreement multiple times daily- including emails sent around 4:00am everyday including weekends - asking me not to post any negative reviews. The same property was later re-listed for $50K more than the original price I agreed to. I'm sharing this to highlight my personal experience with the cancellation process and how it was handled. I believe homebuyers deserve fair treatment and transparency, especially when large sums of money and binding agreements are involved.

  The worst home builder ever, customer service is good for nothing as they don't fix any issues, we are having an issue with our ** units which were poorly installed against the outside wall of my master bedroom, when the ** turns on, it sounds like a tractor is working next to my bed, it literally shakes my bed. I have complained, they sent the ** company that said the home was poorly designed. They don't care. Stay away from this home builder.
