    I rented the property at ****************. Provident Partners is refusing to provide me an itemized list of the deductions from my security deposit. They currently only have it listed as "House Cleaning" at $417, which is absurd. The pics and list they sent me does not warrant that amount. The pics could have been taken from any residence (one piece of dog p*** on rocks, feather on carpet, etc). According to tenant law (ARS 33-1321(D)) they should provide an itemized list of deductions, after your termination of tenancy. If you're going to offer a refundable amount of $300 for house cleaning and add another $117 on top, it should be provided to the tenant as an itemized list.To Future Tenants:Make sure you check the property is up to code. Provident Partners allows their properties to be under code. The refrigerator went out in this residence and I was expecting to see and GCFI plug. There was NO GCFI plug found anywhere in the home. When I asked for them to acknowledge the home was not up to code, they ignored me. The electrician did immediately call the manager and told him this was code violation. Then, they responded to his request.To Future Homeowners:Provident Partners does not do cleaning in between tenants. I moved out on 1/4 and the next tenant moved in on 1/5. Therefore, your residence will continue to cycle through issues with each tenant. If I knicked picked this residence as the current tenants, I would have found numerous of issues.They also do NOT do 4mo/9mo Property Evaluations. They may put it in the system as they do, but not ONCE during the 10 months I lived in this residence did they come and check on it.I will continue to ask for an itemized deducation and will pursue further, if necessary.

    Thank you for reaching out to us about the issue with the cleaning deposit. Unfortunately vendors do not supply itemized list of what and how they clean the properties. They supply us with a invoice for the services based on time spent at the properties. This was also a vendor that was hired by the future tenant so they were unable to provide us with any other details. Itemized deductions on your security deposit as defined in the landlord tenant act mean that we will itemize out each deduction by classification. We do try and give specifics if available which I believe we had sent some photos of the specific cleaning required. I do apologize we did not perform any property inspections during your lease period and have addressed that issue going forward. Between Covid and other scheduling conflicts this may of not gotten completed.
    Thank you for bringing attention to the issue with the refrigerator sometimes unless we know about a problem we are unaware we have a problem. I know that as soon as this was brought to our attention 4 additional GFI outlets were installed.
    I would like to apologize on behalf or everyone at Provident Partners and I know that you as well had an issue with the cleaning when you first moved in. I would like to offer you an additional $150.00 to hopefully resolve this issue. I will issue you a refund today.
