      **** from Driggs Title has repeatedly texted me attempting to promote their app. I have responded multiple times now asking them to stop contacting me, and yet they continue to text. It's harassment at this point and I'm wasting my time even posting on here to let other people know that they are trash. If they're begging for customers, there's probably a reason.

      We are currently working with the Driggs location in ******* and are having issues with the escrow officer. She is very rude and obviously doesnt know her job. We were giving the breakdown of closing and they have decided to make me pay all the cost of closing instead of splitting the cost which is unacceptable and highly over priced I spent 300 with the other title company and you want to charge me 850. I was also told the seller called and spoke to her about this but she keeps insisting shes had no such conversation. I also have the issues that she failed to disclose there where back taxes and a lien on the house and so did the seller shes trying to play it off as taxes due when your break down should specify lien and back taxes owed. She also has failed to provided me with the title search to make sure there are no other liens against the house. She says you dont do that which I find hard to believe as the other company I just sold my house through provided me with such a report. I am filing a complaint with the department of insurance for failure to disclose liens and failure to supply the preliminary title report. I expect to see these documents asap as they are required to be supplied before closing. I also find it unacceptable to send me the closing break down 2hours before you want us to come in and sign. If this issue cant be resolved I will be asking the seller to change title companies.

      Our escrow transaction closed on September 19, 2023.  I spoke with our escrow officer and her assistant regarding this closing and was told that the buyers didn't have any of the questions or complaints at the time of closing.  This was closed as an Escrow Only transaction which indicates that we don't do a title search and we don't issue title insurance.   A 'preliminary title report' was not issued and so was not delivered to the buyers.  The fact that title insurance would not be issued is covered in the purchase contract along with information about which party would be paying what fees. It seems that all issues were resolved since the transaction closed and funded in a timely manner.

      We offer our apology if there was a misunderstanding regarding the issuance of title insurance or about the fees to be paid by the buyer.

      Driggs title agency has stolen my ******* money deposit.I have a signed contract for my property dated 3/21/2022 saying that a buyer would purchase my property. I started escrow with Driggs Title Agency, who took $10,000 in ******* money from the buyer. I tried to get the buyer to purchase the property, but they misrepresented themselves as a private buyer when they were really a wholesaler and never made a serious effort to purchase the property. The buyer never gave me or Driggs title a notification of cancellation before the close of escrow (4/21/2022). Interest rates rose by 2% in just a few months making my property worth less. Driggs title is still holding the $10,000 in ******* money that the contract clearly states belongs to me. This is exactly what title companies are supposed to protect you from, and Driggs is failing to fulfill their obligations.

      First I would like to offer an apology for the lack of response from your escrow officer.  After reviewing this file we have recovered $5,000.00 from the Buyer.  I believe the remaining $5,000.00 can be recovered as well.  
      I am on vacation this week but will reach out to you on Monday, September 18, 2023 to have the funds returned to you that we have.  I believe the Buyer may want direct communication with you for the additional $5,000.00.  This is according to the escrow officer.  I will continue to work on this with you until the funds are recovered.
