  Blue ink title out of **** Az did not disclose how the process for selling/ closing documentation. They NEVER answered their phone when I called for guidance and they NEVER left messages asking for me to call. I have no record outside of an email that stated we tried to call you, however I had no missed calls. Additionally since this was being done virtually and had no presence I was not informed of closing dates or money due since there was no response to my emails. I was NEVER asked about escrow accounts so I could put my money in a 1031-exchange.I had been working with a company out of ******* to purchase another property through the 1031-exchange for a whole year prior to sale of my property. Due to NO communication from blue ink title I now have to pay capital gains tax. Blue ink did not provide a breakdown of sales cost and the biggest issue is they send something for you to sign called estimated costs and use it as the actual closing form even though its not.I didnt agree to what was on the estimated costs and emailed/called the company to clarify the line by line items but had not response. Basically you are tricked to sign something that is not labeled as final costs but they are using it as a final cost breakdown. Horrible and shady business practices.I paid a lawyer to look over all the communications between blue ink my realtor and myself, but was told legally I have no grounds to stand on because being shady and bad business practices is not a legal ground to stand on. So I am out $12000 due to their no answer policy and almost $30000 in capital gains tax. The ONLY way I was able to get blue ink to respond to my questions was sending a letter telling them I will sue them and gave a time line to respond to the litigation threat. Blue ink then responded AFTER the required response date which must be their internal business practices because they also never responded to emails I sent while selling.
