    So around march of 2024.. I had recommendations from my local bank to go through fulcrum. Home loans ran by ************************* or ************************* and I asked him if they did mobile homeloans and they said yes, I even asked if they did prehud and I heard that they did. And she told me they did so. In one particular mobile home. I tried to buy was pre Hud before 1976 and I talked to one guy. My name is **** that helped me through the whole process. And I did everything I could to get the loan. He told me. I need to get in a praise of what I did got that ******* and all of a sudden 2 weeks went by and I got denied my loand then my appraisal just went up in the air for no reason. The praise of was done by ***** of praisal. In ***** california evanston principal services and both parties refute to pay me back..$575.00 And ****** the owner or the manager in charge told me there's no way she could pay me back which is absurd she's one That told me to get to a prizzle. Through ***** appraisal services and I wasted $575 for nothing. Cause I didn't get the loan because they're lone. People try adloans do not do prehead. Mobile home loans, which they should have known this should have been aware of it. And I even told them what my home was. That was their problem with communications and now they won't pay me back my money basically. I felt they took advantage of me and stripped me of my humility and I want my moneythank you. .. ***********************

    Enclosed, you will find detailed information regarding our interactions with the appraisal company following your last visit when you came to the office in person so I could help you with this exact matter. 

    Should you find it appropriate to discuss this matter further, I would like to extend an invitation for you to join me at the office which is the same invite given to you on May 6th, 2024.

    Allow me to provide a summary of the key points given to you previously on multiple occasions :
           Our team explicitly communicated the requirement that the selected property must have been constructed after July of 1976 as we do not do pre hud homes.
           You had stated that we told you we could do pre-hud homes which is not true. You also stated that I confirmed this with you however, I did not speak to you until three weeks after you had gone to the other lender. My team had helped with documented proof in attempting to get your appraisal to the new lender. This is also the same proof you already have in your possession.
           The property you chose did not have a clear manufacturing date, as indicated in the appraisal report you commissioned with ***** Appraisals.
           At personal expense, I procured an IBTS label for $475 to determine the manufacturing date. I understand the financial implications involved and have personally absorbed this cost.
           Due to the property's pre-regulation construction status, we were unable to proceed with the loan, a condition that was communicated to you beforehand.
           Despite the option to invoice you through escrow for reimbursement of the $475 IBTS label, I made the decision not to burden you with additional expenses, reflecting our commitment to ethical business practices.
           Following the cancellation of the loan, we made diligent efforts to facilitate the transfer of the appraisal to your new lender, engaging in multiple attempts to communicate with the appraiser and your new lender via email and phone. All of this communication was also given to you. You were very happy when we spoke about our help we had provided you.
           Regarding the appraisal fee, it's important to clarify that we do not hold the funds you paid; they were disbursed to a third-party entity that you went in person to pay via Cashiers check.

    Despite this, we have invested significant time and resources to assist you without seeking compensation for our services. Attempting to request payment for services not rendered by us but rather a third party, especially when we are operating at a deficit from our efforts to assist you, is unsustainable. The cost of the appraisal according to ***** appraisal, was not $575.00 as you stated, but I would continue to discuss with ***** as we have tried to help do with you via three way phone calls. 

    In conclusion, I must express my reluctance to engage in business dealings characterized by coercion and hostility you had showed me on May 6th. I believe that open and respectful communication is essential for resolving any issues amicably.

    I look forward to the opportunity to discuss this matter further with you and hopefully reach a mutually satisfactory resolution. Please note I sent this same context to you on May 6th via email and you declined to respond and hung up when we were on the phone. I am unsure how you would like us to help you at this point if we can not communicate effectively.

    I have reviewed the response made by the business in reference to my concern, and find that this resolution is satisfactory to me.
    i feel they took advantage of me i will never do business with this loan company again ifeel they should pay me back the$ ****** i spent to get appraisal. and i got nothing back no refund from no loan that went through. complete scam.

    Hello, 

    I understand our response is being Rejected. However, we did not collect any funds from ****************. If we did not collect any funds from him then there are no funds to reimburse. **************** paid a third party appraisal company directly at their office Via Cashiers check. There is nothing further my office is able to do to assist **************** at this time. We have tried numerous times to go over this and assist **************** but our efforts are limited as again, **************** never paid our company.
