      Review of LAND HOME FINANCIAL SERVICES, THINK *********** and my experience with *** ***** (Vice President * Loan Servicing * Default Escalations)If I could give zero stars, I would. This has been one of the most stressful and frustrating experiences of my life.Dealing with LAND HOME FINANCIAL SERVICES, THINK TRIO, and TRIO has been a nightmare from start to finish. My main point of contact was *** *****, the Vice President of Loan Servicing * Default Escalations. Aside from him, their customer service was absolutely terrible and unresponsive.When I decided to pay off my loan, it took almost a month for them to send me a payoff statement even though my monthly statement clearly said a payoff would be processed next*day for $50 or free within three business days. This unnecessary delay forced me to involve an attorney just to get basic information.Even worse, my attorney had to step in and demand that they send a deed because no title company wanted to issue title insurance for them which says a lot about how problematic they are.After jumping through all these hoops and finally paying everything they claimed I owed on March 17th, they are still holding my escrow money hostage. I paid over $1,100 per month into escrow for taxes, insurance, and PMI yet they never provided an itemized statement showing how much was actually paid, and I still have not received my escrow refund.Ive called, emailed, and my attorney has followed up multiple times and STILL nothing.This company and its loan programs are a huge scam. They push these wrap*around loan programs with hidden traps and shady practices. By the time I realized what I was locked into, it was too late to back out thanks to the incompetent broker who put me in this mess.If you value your money, time, and sanity, STAY FAR AWAY from LAND HOME FINANCIAL SERVICES, THINK TRIO, and TRIO. Learn from my nightmare: do your research and avoid them at all costs!

      I loved our loan officer, ***** and he was really the only saving ****** Having my loan serviced by land home financial has been really exhausting. Every phone call with these people has been a rollercoaster. Between failure to follow through, to inaccurate information provided by ***** Im absolutely shocked theyre in business. I have spent over $150 in postage alone because theyre too cheap to pay for labels and weve sent the same insurance checks back and forth 6 times. I have more than one open issue with them that has yet to be acknowledged, let alone resolved. Even down to the basic application of payments, theyve failed massively. Even to this day my loan has been satisfied for over a month and Im yet to receive a satisfaction letter. Im currently on hold with them for 40 minutes and havent spoken to a person. This isnt even the first time. If youre considering **** so you can have the small business, customer service experience, I beg you to look elsewhere. While the loan officer we worked with it was absolutely amazing, it simply did not translate to servicing. Commitment after commitment and deadline after deadline were missed, without as little as good customer service to make up for it. I liked our loan officer so much that I strongly considered holding back on writing this, but my experience was so bad that it felt unethical to hold back.

      Everytime I ask for help ********************* has made Everything super hard for me and my family I have to use other lenders to help me
