    The storage units A&B has had multiple problems with mice that havent been taken care of Ive had multiple things ruined from them. Back in 2020 when the new owners took over all of the storage units that got broken into were ones that didnt have insurance on it including mine. They magically couldnt see who broke into it and made up showing our vehicle just to show us one nothing was done and we started paying for insurance. Then on 6/1 I got an extra $50 fee for leaving the gate 10min late. Ive never got a penalty before even being out of the gate past 7 nor never got a noticed of the policy changing and it wasnt in either of the rental agreements I signed. They say I should just know the updated rules. He claimed we were still putting our stuff in the truck when he said wed be charged but we were heading out of the gate. On 6/5 I got a notice theyre kicking me out and I have to be out by the 6/30 because I made a post of their wrongdoing and theyre mad. Ive been with that storage unit for 4 years.

     5/20/23 @ 7:15 I was alerted by our security company that there were still vehicles and tenants on the property of A&B Storage. I verified on my cell phone cameras that there were tenants still on the lot. I showed up to A&B storage at 7:15 and saw **************** and a male subject loading personal items into their vehicle. I explained to them that they are not allowed to be in the yard past 7pm and there are signs posted stating such on both entry & exit gates. I also told them they will be getting a behind the gate fee of $50. Tenant quickly finished up with their items and left the property.

     6/2/23 **************** called our office to inquire on her monthly bill which she just had paid early that morning. She was informed that she did get a $50 behind the gate fee for being in the yard past 7pm on 5/20/23.****** became very angry with the clerk on the phone. When asked to calm down she then asked the clerk howd you like it if I came down to the office to argue with you face to face!?Tenant never came into the office to handle the situation.

      6/5/23 It was brought to my attention on Facebook,Crescent City Sweet Deals page, **************** had made a negative post about A&B and D&B Storage yards. In her post shes begging people to not use are business and falsely claimed that we will make sure tenants units get broke into and that we are just a bunch a rip offs charging outlandish fees to tenants.

     6/6/23 I reached out to **************** and explained to her why she had originally got the $50 behind the gate fee. I also at that time explained that we are going to exercise and use our right to refuse service on her lease going forward. She was given the month of June to get her belongings out of the unit.

    In 2020 when the new owners took ownership, they had mailed out new leases and property rules to all existing tenants. Numerous letters and phone calls have been made over the last 2 years since to try and obtain updated leases. By the tenants own admission, It was not the first time being stuck behind the gate at 7pm. We have the gate hours posted. As for the rodent damage, we have not had anyone complain of rodents at A&B in my 2 years with the company. We have all our storage yards regularly serviced by Terminix.**************** is not owed a refund due to her being able to stay in the unit up until the day she already has paid for, we just are not choosing to rent to her going forward.
