HOME REMODEL WORK STARTED DECEMBER 5, 2022, AND LAST DATE WORKERS WERE ONSITE IS APPROXIMATELY MAY 19,2023. DURING REMODEL, LIVING ROOM BLINDS WERE DAMANGED AND UNREPAIRABLE, AND MASTER BEDROOM BLINDS WERE THROWN AWAY BY WORKERS. THESE BLINDS WERE FULLY FUNCTINOAL AND NOT INTENDED TO BE REPLACED AS PART OF THE REMODEL. CONTRACTGOR WAS PRESENTED WITH INVOICE FOR REPLACMENT COST OF THE EXACT TYPEOF BLINDS FOR THESE TWO WINDOWS. AFTER MANY MONTHS OF ATTEMPTS TO COLLECT VIA PHONE, EMAIL, AND TEXT, THE CONTRACTOR PROVIDED A CHECK FOR ONLY HALF OF THE COST TO REPLACE THE BLINDS. $717.95 IS STILL OWED. ADDITIONALLY, THERE IS A LEAK IN THE MASTER BATHROOM SHOWER THAT NO ONE HAS BEEN SENT TO RESOLVE AS PROMISED.

Thank you for the communication. In regards to the blinds in the bedroom: the homeowners left the blinds in a demolition area without any written agreement or prior knowledge given to the contractor that they were not to be thrown away as the entire room was to be demod. Many months after the project's completion there was not discussion or prior agreement to pay for a replacement however a full retail bill was sent to the contractor for new blinds. In a show of good faith, we sent a check for half of the cost to the homeowner. We feel this is more than fair for an item we were not ever responsible for and also have wholesale access to purchase. As to the leak in the bathroom: the homeowner supplied a faucet-wand combo that holds water in the hand wand and shower arm after the shower is shut off. The plumber made an onsite visit during our punch list completion, as owners have been told twice their layout holds about 20 feet of piping between the pressure balance valve and wand. The water in the line is in an air lock when the shower is shut off and sometimes that airlock may hold the water as well as release it depending on many factors. This is not a leak that needs to be fixed as it is part of the design of the unit the owner purchased to be installed.  There was also a can light situation that deviated from the approved construction plans, the plans called for 6" can lights (which were installed) after drywall was completed management was notified that the wrong cans were installed that they had purchased special 3" square lights. since they were unable to return these lights we purchased these units for $3800 from the owners in good faith. We have also went above and beyond when after they moved in their furniture they noticed the approved location for pendant lighting didn't work out with their new dining room table layout, they added it to our punch list even though everything was installed properly prior to completion of final inspection. We moved the electrical, repaired drywall, textured and painted also in good faith. This project has been fully and completely executed in full per our home construction agreement.
We hope this response puts these questions to rest and demonstrates our good faith efforts are reasonable and the homeowners can continue to enjoy their remodel.
