After 12 months with the company, there does not seem to be any progress in cancelling the our timeshare. The time share resort has not heard anything from XTimeshares and it is difficult to contact them on the phone.Business Response

Regards to complaint #********
The complaint states no progress has been made, which is not correct. The file has been assigned to an attorney, and a cease and desist has gone out. The attorney is in contact with Mr. *********** timeshare developer. The contract with Mr. ********* states the process takes 12-36 months, and the representative that he spoke with told him the same information.
Xtimeshares customer service had a conversation with Mr. ********* on 2/14/23 regarding the status of his file. Xtimeshares has emailed Mr. ********* every month; I will include the dates below the emails that were sent. The monthly status email has the correct customer service number on it, ************, and Mr. ********* was calling ************. Once Mr. ********* left a message on the incorrect number, his call was returned within 24 hours. We understand entirely some emails go into the junk box, so he may not have had the correct customer service phone number. We have been in contact with Mr. ********* since the complaint, and to my knowledge, he has the information he was looking to obtain. Unfortunately, it had to come to this for Mr. ********* to get the information he was looking for. Xtimeshares only cares that its clients are taken care of and they feel informed on the status of their files.

I bought a time share in May 2019. In Nov 2019 I realized I had been lied to. So I reached out xtimeshares to get me out of my timeshare permanently as advertised on their website. I talked to 1 person and when I was close to the end of my 1year with them I started talked to ******* who said the lady I had been talking to wasn't there anymore. I told ******* that the lady I talked to told me that the timeshare would be removed from my credit at the end of 1 year and that it would stop reporting (which is adverted on there wedsite). This was in April 2020. When April 2021 came, 1 yr after being with xtimeshares NOTHING had changed. I paid the company 4800 bucks and ******* resorts was and still is reporting on my credit report today 9/29/22 as late payments. I was lied to and when I called and told them how I was feeling ******* said well she (the other lady) shouldn't have told you that they would stop reporting but if you just keep sending the letters we sent you off they will remove it. Here it is 9/29/22 and eventhough I did what they advised the timeshare is STILL reporting on my credit report over a year after completing my year with the company xtimeshares. The only thing they did was send cease and desist letters to ******* resorts so they would stop calling me and thats all. Because of this company, I wasted 4800 bucks. If I didn't know anybeyter I'd say they were working with ******* resorts the whole time. Xtimeshares did not deliver as promised and as advised and I'm really upset about it.Business Response

I am sorry, ***** is in this situation. Per the documents she sent us, she purchased the
timeshare from ******* on 5/28/2019 and enrolled with Xtimeshares on 3/3/2020. ***** sent
in a statement from ******* Resorts that she downloaded on February 23, 2020; at that point,
she was already delinquent $833.76. *****’s monthly payment was $204 per month, and she
owed ******* Resorts $11,672 plus interest. Additionally, she had an annual $978
maintenance fee that could increase on a yearly basis. ***** was charged $3,482.00 for our
services. ***** was 120 days past due before she enrolled with Xtimeshares; there is nothing we
can do immediately to help fix that. XTimeshares is in the business of helping customers who
are trapped in a timeshare contract, to be relieved of their unwanted contracts. The solution is
not easy nor quick.
Lastly, we have been working directly with ***** to help assist her with said issues.
I have supplied the BBB with all the necessary documentation to assist them in finding a fair
and reasonable resolution.Customer Answer

I was in fact already behind on payments when I called xtimeshares for help regarding exiting the timeshare. I was made aware that ******* resorts could still report negatively on my credit but they also told me that after a year once I was free of the obligations that they should stop reporting. Then at the end of the year of being with xtimeshares the letter I received basically says that im free of obligations with ******* resorts because they had a certain amount of time to respond and they had not. So they also sends me letters to send into ******* reports and tell me to send them in and keep sending them in and they will stop reporting to my credit. Okay its been 2 years later and after sending letters for 2 years they are still reporting to my credit like my account it current. If I was indeed out of contract obligations like xtimeshares said why did the letters not work and why are they still reporting to the credit bureaus like my account is still current. It leads me to believe that I am for whatever reason still under contract with this company. All I want is to know for sure that I am no longer obligated or under contract with diamond resorts and also the reason they are still reporting currently if everything Xtimeshares says is true. Someone reached out to me and said that they wanted to help but never really did... they always talked about how they are not bad people and how the reviews says they are good ppl and this was all 4 times we spoke. Nothing ever really was solved. Furthermore I never said anyone was a bad person. However I did say I feel that I was not told the truth about what would happen once the year was over with xtimeshares and this is where I have the problem.Business Response

We have asked ***** ********** to send us a copy of her credit report to see how ******* is reporting on her report. As of today, she has not sent a copy of her report, so we are unsure how to proceed. The attorney has spoken to ******* resorts, and we can refund ***** the money she has paid Xtimeshares, and she can go back to owning her timeshare obligation with *******. If April now chooses not to pay *******, they will send her to collections and garnish her wages if need be.
