    ******** continually refuses to make major repairs, unreasonable behavior, demands, unspecified legal threats, dishonest business practices, lies, blames the tenant, intimidation, health ****** code enforcement complaints open. I have photos, video, public record, threads, a very detailed case.Issue 1: Water intrusion under crawlspace, stagnates, doesn't dry, creates mold, humid, damp conditions, attracts gnats, odors Issue 2: Windows and doors, aged, allow up to dozens of gnats a day inside when closed Issue 3: Collapsed bathroom ceiling from plumbing leak. For 2 months, landlord has refused to address properly. Recent mold test requires 5-day remediation, which will close off only bathroom. ******** refuses to offer reasonable accommodations, requiring me to pay, porta-potty, vacant unit a mile away. Documents too large to upload, can send on demand.

    There are multiple issues addressed here but I will summarize:

    1. We have had multiple vendors to the property look for any water intrusion under the property.  They have not found an issue and no apparent water issues are currently active.  We did make some changes to a sprinkler in the front of the property as well as redirecting a drain in case that was causing any issues.  The *********** has also not indicated there was an issue.

    2. Gnats.  We have had 2 different pest control companies look at the unit.  The last pest company said they did not see any gnats except for one dead one trapped under a piece of plastic that the tenant had put up.  Tenant has put up plastic around unit to seal windows.  There do appear to be some gnats but the windows of the property were all replaced and they all have screens.  *********** found no source of gnats. 

    3. There was an unfortunate leak from an upstairs unit that was fixed immediately approx 2 months ago.  Resident would not allow drywall to replaced. As of today, an agreement has been agreed to work to start on 6.24.24.  We hope to have it completed next week.

    on the 11/23/22 i celled for roof leaking coming from above app no one has shows up , contact them the second time water leak getting worse on dec/3/22 the ceiling collapse , i called emergency they did not porivde me with anything not even a safer place to stay , they did not care about my health or my safety dec/5/22 plumber came to fix the leak left my place dirty and messy dec/7/22 roofer fix the roof 11:00 to 5:00pm left my place dirty and messy request for cleaning since 12/07/22 did not hear from them there are ignoring maintenance request for service

    There was unfortunately a leak from the tenant upstairs.  This resulted in part of the ceiling falling in this claimant's bathroom.  Our office was contacted.  A plumber did go out and fix the repair.  The unit was cleaned as well.  However, the tenant was not happy and wanted to be put ** in a hotel.  However, the unit was completely functional.  The ceiling had to dry out for several days until the drywall could be installed.  The tenant was communicated with but was not happy.  Of course the incident was not something anyone would want but our office did coordinate with the tenant and vendor. The unit has been fixed for a long time and the work order completed. I'm not sure why he would still be complaining unless this was filed last year when it happened. I do not see any work requested from this unit since December 13, 2022.
