On June 19,2022 a appraiser was ordered on a property I was trying to buy. Mrs ******************* from SoCal Direct came out to do a conventional appraisal. When she came the Ac was working o.k. I requested the appraisal several times never received it and then I was overcharged for the appraisal. On July 19, 2022 to complete the appraisal for a *** loan. While at the home I informed her about the ac not working and that the home inspection company was coming back out that same day to check the repairs. She asked me to ask the inspector if there was a carbon monoxide detector in the home because she could not tell if there was one. I kept requesting for the report but couldn't seem to get it from anyone. After I made such a fuss I finally received it from my lender. After I reviewed it I noticed that there were things on the report that misrepresented the home and the condition it was in. I called my lender he told me to call her. I called ******************* and then we started texting.I asked her why she put things in the appraisal report that were not in the home. And why she did not include the things that needed fixing like the air conditioner in here report. She said when she was there it had cold air. And I told her it probably did on her first visit, but that it broke and had to be serviced and it was to old 30 years and parts and Freon was not made for that unit anymore. And when the home inspector came out again 30 minutes to a hour after her she had left on the same day it was blowing hot air. I told her there was only a new vanity that was to small and ceiling fans. She put in the report there was a porch there is no porch RV parking there is no RV parking, new tile and lament floors there are no new flooring in the home everything was original to the home from 30years ago. I asked why she did not include the broken dishwasher that was held together by tape or the hood of the stove that is broken or the missing tiles in the bathroom and the paint peeling
