I found Project Build Construction through the *****************************, on their preferred list of contractors. My condo needed a remodel in order to sell. I signed a contract with ***** on May 16, 2022. In the contract, it states: Pre-construction estimates for demolition, construction costs, and coordination are approximate; $89,606.74. Any unforeseen issues that *** arise causing an increase in labor and material costs must be approved by both parties. A written change order or additional work order must be signed by both parties. Additional charges will be reflected in the progress payment schedule.I paid for all the fees, asbestos demo, deposits, plans, permits, and first, second and third payments as soon as I received her invoices. ***** and I met on-site in mid-August to go over some mistakes with the electrical. Her sub had removed several switches. We had previously talked about where the ** coax cables would be placed but the cable connections were on the wrong walls. She said these would be corrected. On August 23, I received an invoice, for $2,429., for additional work, electrical and plumbing. I never received or signed a written change order giving me the cost breakdown. When I asked her to explain why I was being charged without prior knowledge, she threatened to walk off the job and must pay immediately. I paid the invoice on August 28, 2022, telling her we must have better communication in the future. The subs continued to do inferior work. Some I pointed out and she reluctantly had her subs repair the problems. Other mistakes, I repaired on my own or overlooked shotty work. The appliance installs were moved back three times because of delays. The condo received the final on 11/18/22. ***** and her husband met me at the condo. There were additional charges on the invoice. They both verbally attacked me and threatened to put a lean on my property if I didn't pay them immediately. I didn't dispute the charges. I wrote out the check for the full amount.
