  American Stages Inc had us living in an uninhabitable home for months we asked for them to repair the leaking roof and mold issues along with a major electrical problem with the home. Repairs were supposed to be done according to American stages employees A****** and B***** ****** on March 27th, 2023 during the home inspection. We waited for days with no repairs and instead, American Stages Inc. President Broker B****** ******* made a TikTok video on this platform moking the living conditions we were living in at this residence. This seemed out of the ordinary and humiliating that our home was being used to post on this platform with a tarp over or roof for the whole world to see. I decided to do some research and came across homeowner information. The homeowner stated he was not aware of the home being in bad condition and never the less knowing his home was being sold to potential buyers. This seemed kinda shady from this real estate agency because we had been waiting for repairs since March we were now in May 9th 2023 two months later we had now received a Notice to enter home for a potential buyers and no more repairs. We were still dealing with electrical problems management found out I spoke to owner and she decided to retaliate by harassing us to comply to enter the residence for the potential buyers Adrian. We were harassed by this management company for months. The home was never repaired and caught fire on November 9th, 2023 because of faulty electrical problems. Leaving us homeless with our kids. House was red-tagged and deemed uninhabitable & unsafe. SB mold experts found black toxic mold all over the home and inside walls. Due to this issue, my toddler & family, and I were hospitalized. With respiratory issues and infections. This management company's negligence caused this issue not only violating tenants' rights but engaged in a criminal act of harassment. Please be aware of this Agency don't let this happens to you. Mold can cause death be safe??

  Temporary repairs, such as placing a tarp on the roof, were implemented due to financial constraints faced by the property owner, which prevented an immediate roof replacement. Recognizing the urgency of the situation, we offered the tenant the option to terminate their lease without incurring early termination fees to facilitate their relocation to suitable housing. Additionally American Stages offered the tenant to view other available properties under management.
  Furthermore, the owner requested repair estimates to address necessary issues for potential refinancing and to showcase the property in its current condition to potential investors for purchase offers. Unfortunately, José Padredes directly obstructed these efforts by refusing to cooperate with the required 24-hour notice for property access, as mandated by law. This obstruction escalated to the tenant calling law enforcement for alleged trespassing by Bailey Singer (maintenance coordinator for American Stages) who happens to be Jose Paredes daughter in Law when she arrived.
  Despite serving notice of tenancy termination in August 2023, with an intended move-out date in November 2023, the tenant failed to vacate, leading to eviction proceedings. During mediation, the tenant abruptly left and returned the keys on January 3, 2024, leaving behind significant unsanitary conditions including buckets of human urine and feces along with deceased animals and a significant rat/mice infestation. Furthermore, the tenant later filed for a restraining order in March 2024 but continues to make false accusation against American Stages.
  The property has since been sold and it has been confirmed that the fire was the result of a Garbage disposal that Jose Parades replaced without prior approval and deducted from the rent that was improperly installed causing moisture near the electrical outlet under the sink. The mold/mildew in the unit was on the surface of the drywall and not on the backing. This may be the result of poor ventilation and the multiple litters of German Shepard puppies They bread in the home. Jose Parades had 4 mature dogs, 6 puppies, 1 cat, 1 bird and 2 snakes living in the home in addition to 5 people.
  These events underscore the tenant's disruptive behavior, which has been detrimental to both their family's well-being and the property. By refusing essential repairs and rejecting opportunities to terminate the lease and vacate, the tenant has directly contributed to creating an unsuitable living environment. Their actions indicate a pattern of behavior that is not only erratic but also harmful. It is evident that the tenant's ongoing challenges are self-inflicted.
