    Loveland Roofing has completed 3 project on my house for the roof. Specifically, a patch after an AC unit was removed from the roof, they "repaired and patched" a section of roofing over my son bedroom due to a leak, lastly they. provided "venting and ridge caps" to the roof to help with issues regarding proper ventilation of the roof. We had massive leaks this year resulting in the need to replace the entire roof on our property. In removing the existing roofing we identified that Loveland did not follow proper code for roofing including putting shingles directly on the plywood without felt/membrane liner between the plywood and the shingles. In removing the ridge caps we identified the loveland did not complete the work as quoted to provide proper ventilation for the roof prior to replacing and installing the ridge caps. Lastly, the patch over my son's room was also not completed with proper workmanship resulting in degraded and subsurface plywood. Additionally, it was identified that when repairs were done, contractors did not walk on the roof properly causing the plywood to be broken and splintered under the shingles which created weak points in the waterproofing of the roof. These items were not identifiable within the one year period as we had to remove the current shingles and roofing material in order to discover their lack of workmanship. We are requesting the sum of all moneys paid to loveland refunded in addition to $2,000 due to damage caused by the roof leaks

    At Loveland Roofing, we are a family-owned company that takes immense pride in our reputation, integrity, and the transparency we provide to every customer. We are deeply committed to ensuring all work performed by our team meets high standards of quality and professionalism, and we treat every concern with seriousness and respectespecially those involving past projects.


    We appreciate the opportunity to respond to Ms. ************* concerns and would like to clarify several important facts about the work we performed on her home.
    Loveland Roofing did not install the full roof on this property. Our company was hired to perform three small-scale repairs over four years ago:


    1) A small patch of shingles around a removed HVAC unit.
    2) A temporary leak seal over the childs bedroom.
    3) Installation of a short section of ridge caps on the lower level of the roof.


    We did not perform a full roof replacement, nor did we remove or replace any of the existing roofing materials, plywood decking, or underlayment. These materialsoriginally installed over 40 years agoremain intact beneath our localized repairs.


    Its important to note that this is a modular home, originally built using 3/8" plywood, which is thinner and less durable than todays standard 1/2" decking. Over the past four decades, the roof has gone through two full roofing systemsthe first being 3-tab shingles (typically lasting 1518 years), and the second being dimensional shingles installed directly over the first roof. This practice is strongly discouraged and means that the original plywood, underlayment, and first layer of shingles were never removed, leaving aged and weakened materials in place. This roof has simply reached the natural end of its service life.


    In reference to specific concerns raised:


    - Leak Over the Childs Bedroom: We applied a temporary sealant to address an active leak. At the time, we provided an additional proposal for a full replacement of materials in the affected area. The customer declined the more comprehensive solution and elected for the limited, temporary repair.


    - Ridge Ventilation: We offered an option to install upgraded OHagin Dormer Vents to improve airflow. Again, this upgrade was declined by the homeowner in favor of a simpler and more cost-effective solution.


    - HVAC Patch and Underlayment: Our technicians made a conscious decision to install two layers of shingles instead of felt paper in this area. This was done to match the existing double-layered roofline and avoid an uneven surface that could cause pooling and leaks. It also exceeds code requirements for vapor barrier protection, as the building code mandates only 15 lb. felt, whereas we used 240 lb. shingles.


    We maintain thorough records of all projects, including detailed proposals, signed approvals, before-and-after photos, and final invoicesall timestamped. These records were shared with the homeowner at the time of service and again during recent conversations with co-owner **** Loveland, who has been in active communication with Ms. ************ both on-site and over the phone in recent weeks to address her concerns.


    We understand that Ms. ************ has requested additional time to consider her position, and we are fully open to continuing our dialogue in good faith to find an equitable resolution. However, the Better Business Bureau has required us to provide a formal response to this complaint by todays deadline.


    We want to assure the BBB and Ms. ************ that we remain fully committed to professionalism, fairness, and customer service. We look forward to continuing this discussion and will await Ms. ************* response in the coming days.

    On September 3, 2024, an inspection was conducted by Loveland Roofings inspector, Tovin, and I was provided with an estimate for $4,220.23. I then contacted the company in November to schedule the work, and on November 11, 2024, I sent an email to ***** De La **** to initiate the process. However, I received no response to my email. I followed up with a phone call to the office, providing my email information again and requesting to schedule the work before Thanksgiving. Despite this, I still received no follow-up communication.Due to the delays and my own busy schedule, I waited until the weather conditions improved to resume communication. Once the rain subsided, I called again, and I was informed that a new inspection was necessary to assess any changes. When I inquired why this was required after only five months, I was told that it was company policy, despite no changes to the situation.A new inspector, ***, arrived and immediately informed me that the original estimate was incorrect and that the original inspector was no longer with the company. *** emphasized that bids are only valid for 30 days. At this point, the price was increased, and the bid was now more than double the original amount. I expressed my dissatisfaction, explaining that I had already agreed to the original bid.*** mentioned that the owner would contact me to discuss the matter, but the following week, I received another call from him. In this call, *** reiterated that the new bid was final, and that the owner was unavailable to speak with me. Despite my repeated requests, I have not received a call or response from the owner to address my concerns.I strongly believe that when a customer requests to speak with someone higher in the organization, it is vital for that concern to be addressed promptly. Unfortunately, Loveland Roofing has failed to respond to my requests for resolution.

I have literally been out of the country for the last 9 days in ********** on a family vacation. I have the photos of Howler Monkeys to prove it! Haha. Normally, I can be reached within 24 hours. I apologize for the delay, as I did not work while in *********** 

    I would be happy to address this concern of yours. I have actually called, texted, and left a voicemail with you as well, so please feel free to give me a call back. I am happy to talk over the phone or in person. Communication can often get lost in translation over emails or reviews, so I am happy to chat face to face and get everything resolved for you. 

    To address your concerns, this is actually very straightforward. Our computer CRM records our customer follow-ups and makes this very easy to keep in touch with customers. To summarize: We have records that our inspector, Tovyn, came out on 9/3/2024 and provided the following estimate. His estimate included 2 options for $3,063 or $4,220; depending on the scope of work you would choose. Then on 9/9/2024, our office called and left a voicemail following up with the inspection to see if youd like to schedule the repairs. After the initial inspection, the office then called, emailed, and texted again on 9/12/2024, 10/11/2024, and lastly on 10/25/2024. After that, our protocol is to stop following up with a customer because we dont want to be a bother! So your proposal was then marked as a lost job on our computer. It wasnt until approximately 3/13/2025 that we heard from you to move forward with repairs. I apologize if there was any gap in communication over the last 7 months. 

    In the roofing industry, we have received over 20 price increase letters in the last 4 years. Pricing of materials literally changes weekly from our manufacturers. Because of this volatility in the construction industry, our estimates expire after ********************************************************** changes in scope of work. Because of this policy, when you called in March, we scheduled for a new-updated inspection to be done. On 3/21/2025 ******** conducted a thorough inspection, and provided you 3 options for $132, $2,650, or $8,333; with varying scopes of work. 

    To be completely transparent with you, we actually have NOT had any price increases between your first estimate with Tovyn, and your second inspection with ********. The main difference in price is the scope of work. The two inspectors simply called out different items and also different quantities of those items. That is the reason for the price difference of these two proposals; not a price increase across the board. To put it simply, we are really just comparing apples to oranges here between these two inspections. This is human nature. What one inspector might classify as option 3, another inspector might be more cautious and classify ALL the repairs as option #1. If you call 10 roofers to give you 10 inspections, you will certainly receive 10 different prices and large variations in scope of work. 

    Loveland Roofing offers a Free 50-Point inspection. These reports are 20+ pages long and are incredibly detailed with long descriptions of the scope of work, as well as before and after photos. We do this for full transparency and to put our work in writing for YOU to hold US to. All of the details are listed in these two attached proposals here; however, I can see how it can be overwhelming to read the differences between them. I am happy to sit down with you in person and walk you through the differences of the two proposals, as there is a large difference in the scope of work to be performed. To be honest, since we have not had a price change for many months, we are even able to hold to the original pricing that Tovyn provided you 7 months ago! It is however a significant difference in scope of work compared to the 2nd proposal you received from us. So, I just wanted to show you those measurements and photos to explain what items are included.
