    I am deeply frustrated with XEPCO. $ ***** security deposit and $2,695 monthly rent and cannot get maintenance to fix anything even after calling upper management and contacting **** multiple times. We have never once been late on rent but their office staff and maintenance staff do not seem to care what so ever about getting back to you. They do not fulfill work orders and when you contact them about it they tell you to resend it with photos again and again. They will sporadically call months later for things that are not relevant or as important and expect us to be available that day with hours notice. There has been a hole in our tub since we moved in two years ago and was my very first request; it has since then caused mold to form underneath the foundation and water damage into the garage wall that holds a water tank. I have made SIX- yes SIX requests for this to be fixed. We cannot use the bath we pay so much money for as it makes us sick; the countertops in the kitchen and sink itself are eaten away and we're never kept up PRIOR to us moving in. I cannot use the countertops and sink I pay so much for. I have a broken master sink that I was told would be replaced but that never happened. I have a sliding glass door that won't open or shut but I'm continued to be told to "spray it" when the wheels and track need to be replaced as I've clearly requested two times. The kitchen cabinets are falling apart and cannot be cleaned because the paint is chipping off. I'm very worried this company is going to try to keep our security deposit when we attempt to move due to their own negligence and lack of upkeep. I think it is time for HR to contact us as soon as possible to either fix this issue or we expect a full refund. We cannot enjoy the home we work so hard for. I do not have older work orders because they changed their system for work orders but we have been asking for things to be done from the moment we have moved in. I have photo evidence of us contacting them.

    We trusted Xepco to rent our vacation property in *************We had a clear "no pet policy" in our Property Management Agreement with Xepco, which was included in the Lease Agreement with the tenant prepared by Xepco.The tenant was in our unit from April 2022 until February 2025. We are now spending over $43,000 to remove and replace everything damaged by animal urine and f**** in our condo. This included 3-feet of drywall in MOST of the unit and ALL of the flooring.We just learned from one of the neighbors in the complex that the tenant had 4 puppies and a ****** our opinion, one of two things happened:- Xepco did not know how to enforce a "no pet policy", or - Xepco did not care enough to enforce the "no pet policy".Honestly, we don't know which is worse. We are just heartbroken to see the property we've enjoyed for over 20 year in the current state that it is.The only advice we can give is: Do your research before choosing a Property Management ******************** ******.

    I moved the end of January 2024, gave a 45 days notice to move. They pro-rated rent for March, and charged me for upgrading "2" 10 year smoke alarms and, 1 carbon monoxide detector in an ALL ELECTRIC home! It's like putting a gasoline gauge on a Tesla. They stole it out of my security deposit. I had to file a law suit to try and get it back. This companies reputation is so bad, they had to change their name to what it is today.

    We offered *** a full refund on the smoke and carbon monoxide detectors. He refused to settle, wants pain and suffering.
